I am looking for a junior pm/estimator for private renovation and insurance claims. It would start as part time however will probably turn into full time in the next couple of months with the opportunity to learn. Our house is 65 years old. We are looking for quotes to renovate our kitchen and we are basing this quote on using an Ikea Kitchen bearing in mind we may be open to other cabinets. This is what we want quoted:
- Remove a non load bearing wall between Kitchen and DIning Room. We will probably remove the old kitchen ourselves and move out the appliances
- Scrape and replaster all ceilings and walls where applicable. We may need to redrywall in some areas in Kitchen and can assess that once the kitchen cupboards are out
- Remove Kitchen floor. We will want to replace this floor to match our hardwood in kitchen. This may be part of the quote. May require some subflooring but will have to assess when old floor is removed
- Install potlights and move some of the existing outlets
- Prime all walls and ceilings - we will be painting ourselves
- Installation of kitchen* - if we do purchase an Ikea kitchen we will be open to installing ourselves or assisting the contractor. If we purchase something more custom we would want contractor to take care of instalation.
- Trim work - where applcable through Kitchen and diningroom doors
- Counters- We will be purchasing new counters which will also require installation
- Plumbing- we will be purchasing a new sink and dishwasher which will require installation
We know there are details that will need to be addressed once we get into the project but would like to start with these components

-top cabinet door replacements with trim-bottom complete replacement of framework (because of existing water damage from drips from faucets on the countertop and down below in wood, unless it can be salavaged) drawers, countertop sinks and faucets with possible installation of a built in dishwasher. (currently do not have)

Condo built in 1973 and beleive I have origional cupboards in kitchen.
Please advise on this as to even a ballpark figure considering it is a condo job and I am trying to take advantage of the new governments $1350 dollars in the 2009 budget.

I am looking to install 6' wide patio doors at the back of our kitchen. There already exists a large window in the spot where I want the patio doors to go. It is a 22-year old brick home -- some brick will need to be cut out to make a larger space for the patio doors.
I am planning to do the taking down of the exisiting window and cutting out the brick to the size I need myself. I am looking for a realistic quote from someone to do the concrete sill, install a proper water/vapour barrier/flash drain to avoid any water seepage into the house, inject in the foam insulation, and install the metal lentil at the top. That's it. I would also need your advice to know if anything is really needed at that step of the project..
The rest of the install I can take care of (including removing & replacing any drywall, moving over any electrical, installing support beams on the sides and top of the frame, installing the patio doors, putting on a frame around the doors on the inside)...
We already have the patio doors bought and in our garage and are really hoping to start this project very soon. Please state also how long you have been in your line of work, how many people you would need for the job, the detailed breakdown of price. I expect that this would be less than a full day's job.

We are about to move into a run down condo which we want to upgrade. We are working with a 10 x 10 kitchen with cabinets on one side.

Would like to get new kitchen cabinets installed in a gally type kitchen...10 ft long on both sides, and 4 foot corner. Would need some drywall work and repainting to fit new kitchen design.
Second bathroom remodel, about 8 ft by 6 ft space. Would like a walkin shower, new sink and cabinet. would need to be painted after remodel.

Our house is about 30 years old and we want a complete kitchen renovation, we want to gut the whole thing and start again- we would like ceramic floors put in and new lighting as well.
We also have 2 bathrooms that need to be renovated- the main floor bathroom is just a toilet and sink and again we want to start again- new flooring, new sink/vanity, new toilet, perhaps re-arrange the layout although it is quite small. Just bought a 1991 house in Mississauga, close to Erin Centre Mall and would like to do some updating before move-in. The following is a list of things I would like to do. Based on the costs for each project, I will need to prioritize and phase them. Please quote on each separate item and the total combo costs if there is saving of doing several items together.
1) Update the main entrance and kitchen flooring from the current tile to porcelain tile - approx 800 sf
2) Resurface kitchen cabinets / or completely redo kitchen cabinets. Upgrade it to granite counter top. Build a small pantry leveraging existing wall space.
3) Open up the wall (load bearing) between family room and the kitchen - replace the current "picture window" with bigger opening and nice pillars. Need to remove the intercom system that's in the wall now.
4) Update the fireplace from "brick-look (not real brick)" to mantel or stone.
5) Update the family room and bonus room flooring from old style square flooring to matching wood floor (match with the dinning room and living room)
6) Update the guest bathroom fixtures (flooring is included in the square footage of #1)
7) Renovate master bathroom - need to visually open up the space and update the shower and double-sinks.
8) Window replacement - all windows are still original windows. Need to replace them with energy-efficient windows.
9) Replace the front door and all door handles throughout the house

We are looking to renovate our kitchen -cupboards, countertops, etc. At the same time we want to replace the ceramic tiles in the kitchen, breakfast area and hallway.
As well, we have some minor repairs to the kitchen ceiling and powder room ceiling due to a water leak from our upstairs laundry room. At the same time we want to remove the popcorn ceilings in our family room, entrance way and upstairs hallway.
All of this will probably involve some painting as well.

We need help to modernize and renovate the living areas of our condo.
The work involves:
- Removing pop corn ceiling and creating a smooth finish. The square footage is about 650.
- Removing 3 partition walls. One of them is in the kitchen. Adding a small diving wall and fixing the drywall where necessary, especially in the kitchen where the top cabinets have been removed.
- We are remodelling the kithen. The cabinets will be ordered from Ikea. The current cabinets and counter top need to be removed. We want to re-use the countertop as it is quartz. So it is important to take it out without damage, if possible. The tiles in the kitchen need to be removed and replaced with laminate flooring. The kitchen is 11 by 10.

Our basement is finished, except for the laundry room. I'm looking to remove 2 load bearing walls. Each wall is approximately 14 feet in length.
