Building is 35+ years old. All existing framing is 2" metal studs with 1/2" drywall. Work required:
- build out bulkheads on 2 sides approx. 2" in a 10 x 10 kitchen to better accomadate new 13 5/8" deep cabinets.
- lower remaing kitchen ceiling by 6" to support future installation of pot lighting.
- reinforce 4 x 8 section of living room wall to support future walll installation of heavy plasma TV.
- reinforce section of 2 bathroom walls to support future installation of floating vanities in each.
- widen door frames and also adjust widths to support installation of 4 9/16" door jams. Approximately 10 doors.
- Frame wall for closet in foyer where original wall once was but was removed by a previos owner.

I am interested in a quote for a job that would require a few tasks. It involves some potential structural work as I would like to move a wall in my upstairs hallway - which would also require a bedroom doorway to be moved. I would also like to gut and redo my upstairs bathroom. There are a few other small things to be done with the job as I was thinking about creating a more sophisticated closet in the front bedroom. Some exterior work needs to be done too which could be added to the quote if there is interest in that as well (fixing front steps, railings, fence etc).

I'm looking for a general contractor to help convert an exiting third-floor, one-bedroom apartment in a semi-detached house into a legal income suite. We are getting drawings and permit applications done with a designer, and are in need of someone to oversee the construction.
There are two main components to the job: 1. Adding an interior stairwell from the front door up to the second floor, including some framing and dry-walling/fire separation. 2. Building a small porch off the rear of the existing third-floor kitchen (which will involve removing a section of the sloped roof).
I would like to remove a non load bearing wall on main floor. Main floor is aprox 800 sqf. One wall to be removed. Plaster and lathe will be what you are dealing with. House is 100 years old. Will also need to build a "pillar" around heating duct in that wall as we do not wish to move it. As well, there is one electrical outlet in this wall. Does not need to be moved but will need to be capped for now. Floors will not need to be fixed as we will be changing them ourselves. House is in west end, St. Claire/Runnymede area. Home Details:
The home is a 2 storey semi-detached brick home approximately 80 years old. There is knob and tube wiring on the majority of the main and upper floor (not basement). There is a new panel with 100 amp service. Plumbing is updated. The home is located in Danforth Village in Toronto.
What We Need:
1. Tearing down some walls on the main floor to create an open concept living space. I've assumed a support beam will exist which I've highlighted in red in my sketches (would like to be bricked up at the end).
2. Replace the remaining knob and tube wiring on the home. There aren't that many outlets/switches in the home. About 8-10 per floor. All wires are knob and tub on main floor (~10 outlets, 3-4 light switches). Mostly knob and tube on upper floor. One outlet in each bedroom is new wiring--they were cheaply installed on the outside of wall--would like these recessed inside the wall. Potentially add new outlets if walls are already being damaged.
3. Remodel the upper floor bathroom. The current tub is tub only--no shower. Would like the tub placement changed and necessary plumbing done. We will keep the option to tile ourselves to cut costs.
4. Install plumbing/outlets necessary for small basement apartment. (Need rough-in)
5. Sand and refinish the existing hardwood floors--if this is too expensive, we will simply install new hardwood.
6. Potentially - install pot lights in main floor and basement.

Looking to remodel our kitchen. We live in an 85 year old house in East York. The kitchen is very dated and desperately needs to updated and remodeled.
We're looking for a porcelaine tile floor, new cabinets (not sure whether to go custom or store bought), granite counter top, pot lights throughout.
Because of the age of the house, we would like the whole kitchen to be re-wired (they're may be some knob and tube left) from a past generation) as well as all plumbing looked at. We request that all work be done by licensed professionals.

My husband and I are considering three projects for our two-storey, 50+ year old home:

I Have three bedrooms, 2 of which are with hanging ceilings and I would like to remove that and have them dry-walled. In addition there is another bedroom that has cracked plaster ceilings and I would like to dry-wall it also.
Also, have a kitchen that I need to gut and a wall partition from the dinning room to the kitchen that I would like to remove (is not load bearing).
There is also a bathroom that I would like to remove some hanging wall cabinets and update the sink/vanity.
Finally, there is flooring work that needs to be done - basement needs new carpet, top floor - floors need to be sanded and refinished.
