We are renovating the first floor of our home, an area of approximately 600 sq ft. We have gutted the floor, and now require a contractor for framing and insulation. We have an exterior brick wall that requires framing & insulation (approx 80 linear feet), as well as interior partition walls that need framing (approx 150 linear feet). We will ultimately be installing wood flooring (550 sq. ft), and tile (50 sq ft) and installing an Ikea washroom and kitchen.
We will supply the materials for the job, please provide a quote & timeframe for the work.
Currently own a semi-detach 2 bedroom in East York. Approximately 1400 sqft including basement. Home is ~70 y/o.
Want:
- Remove non-loading bearing walls between LR and DR
- Tile kitchen
- Install IKEA kitchen
- New drywall, tape plaster, paint throughout
- Install hardwood
- Insulate crawlspace
- Reno 2 bathrooms
old home needs anew update
Remove plaster from 3 bedrooms, living room, dining room
In its place, add drywall and insulation. Walls will need to be primed and painted. Old hardwood floors will need to be removed. Sub floor will need to be replaced and leveled in all three bedrooms. Hardwood floor will need to be added in all three bathrooms. Bathroom will need new to create new bathroom vent. Will need Living room and and dining room have ceramic tile that will need to be removed and replaced with hardwood floors. All crown moulding will have to be replaced. Bedroom doors will need to be re-done to accommodate new floors.
Standard bedroom size is 14 X 10. Stairs will have to sanded down and re-painted.
My house is half complete and I am looking for a reliable and licensed general contractor to help me finish my house. Permit and inspections are up to date.
It is appreciated if you can provide me a cost estimate in term of labour and materials in order to complete the job.

We recently purchased a heritage home in the Toronto downtown area. The home is a 128 yr old 2 level victorian roughly 2500 sq ft. Our home inspector has advised that the following items require immediate attention:
Roofing and Flashing related issues

Some electrical (small amount of knob and tube found)

Given this is a old home, we are looking for a contractor who has experience with old homes in the Toronto area. We hope to modernize the look and feel of the interior, using typical materials found in homes today - granite, ceramic tiles, glass tiles.
One Bedroom Condo in 30+year-old building
1) Replace floors throughout entire condo - kitchen, living room, bedroom, front hall, both closets (excluding bathroom) with laminate flooring (currently has parquet in living room/bedroom, tiles in kitchen/hall)
2) Replace baseboards throught same area

Looking to expand back and add a 2nd story to our bungalow. This would include a complete gut and new foundation to expand our basement and overall square footage. Basement and main floor would be open concept and 2nd story would have 3 bedrooms/2 bathrooms.
We already have our drawings and we have our Committee of Adjustments hearing on Dec. 3rd. If everything gets approved, we are looking to start as soon as the ground thaws in March or April.

I have house (project) that needs certain Interior upgrades i.e. New Flooring new paint some partitioning in ground fl. and basement, elect. fireplace installation in wood burning FP opening and along with all there is a demolition to begin with. Ne kitchen is part of my scope but will take care of it separately. I would just need area to be prepared for new kitchen to come.
I do have plans and project descriptions, documentation and would like to get in touch with a contractor who operates in Aurora. I believe my DWGs would be sufficient for pricing at this moment and yet we can talk more about it. If all is agreed, construction may comment in December.
Below budget parameters to be discussed.
Please advise if we can talk about this in more details.

My house was flooded in July due to a faulty toilet connector while I was out of town. My insurance hired a contractor to remove damaged floors and walls. Now I am in the process of deciding whether to have my insurance company take care or the reparations or to get a settlement from them and hire my own contractor. I heard from several people that by hiring a contractor I can have more work done.
Among the repairs would be:
-completely finishing my basement (also possibly water proofing from the inside)
-hard wood flooring on top floor
-good quality laminate, pot lights, drywall and insulation on main floor
-possibly redo at least one bathroom and repainting the house interior walls
-other suggestions from contractors appreciated.

Hi I'm looking at doing a few things to my home. I've included some pictures of the floors of my house.
Kitchen reno on the first floor:
1 - New counter top with undermount sink and backsplash(wife may already have bought the blackslpash we need installed)
2 - either a complete replacement of my kitchen cabinets or perhaps repainting my existing ones/resurfacing and installing pull out shelving which is essential. Also crown moulding and accents with lighting if possible.
3 - new kitchen faucet
Lights:
1 - I'm looking at doing pot lights throughout my first floor, second floor and perhaps the master bedroom.
2 - Vanity lights for 2 or 3 of my four washrooms.
Basement flooring:
1 - Need new basement flooring installed. Either some kind of laminate or engineered wood or carpet. Will need a part of it that can lift to access a subpump in the one corner. I've attached a picture for example.
Bathroom 1st floor:
1 - more modern vanity with drawers.
Bathroom 3rd floor:
1 - glass door for shower

We also have had a bit of a leak in the basement and need a bit of concrete repair and mold removal if you know someone who handles that kind of thing. Perhaps a bit of concrete repair and waterproofing is needed. I can send pics of that if needed
Up in the air and depending on price:

- second floor modern vanity
If I can either get a rough estimate on a few of these things or even have someone come by if you need that would be great.

Since the roof is old and I do not want to put the load on the roof directly, we have to install I beams across the walls to hold the weight of units. I need a quote to install an entrance into the basement.
It has to be excavated. Opening and stairs is to be constructed in either concrete or blocks, drainage, weeping tiles, parging, cut wall for door opening into the basement. (The wall is brick veneer with concrete blocks)
the depth of the excavation is 5 ft. Remove all soil and debris.
