I need a wall demolished between two rooms to make them one room.
The problem is, the studs in the wall seem to support the stairs.
I want to remove as much wall as possible to open the space, but I'm ready to accept a solution like leaving one central beam in place to support the stairs.
I'm looking for someone to give me an estimate of the money and time involved.

We just bought a home and have a contractor that will be doing a reno of the first floor. Part of that reno requires us to remove a wall. The wall runs halfway through the first floor. The wall does not have any supports underneath in in the basement so my contractor said it does not appear to be a support wall. We need an engineer to confirm that and stamp our drawings.

I would like to remove the wall between the kitchen and dining room (attached drawings). Ideally, I would like to take out the whole span, approx. 15 ft, but may need to reroute duct work. Also, would like to take out a non load bearing wall between the living and dining rooms.
We would like to do this in the two weeks after July 12. Also, we would like to have full permits, drawings, etc.

We have purchased semi-detached house recently and we are looking to do a few updates after we move in.
1. There is a wall between the stairs and living room. We would like to open a triangle in that wall, so the living room and the stairs becomes one space. The stairs are covered by carpet now, we are looking to remove the carpet on the stairs, and have dark flat part to match the floor and white rise. It would be really nice if we could turn the space under the stairs into a closet.
2. There is a wall between the kitchen and living room. We would like to open the top half of that wall as well, to allow more light. Don't know what is in the wall structurally though. Behind the wall, in the kitchen, there are cabinets above and sink and dishwasher below.
3. Depending on the complexity and cost, we are also looking to install pot lights in the living room.

Hi. my condo unit was affected by a water leak directly from the unit above it. We found the source of the leak came from the toilet tank of the above unit that overflowed. The water came down through the dryer vent in my bathroom and spread through some parts of the ceiling (drywall)....some water trickled through the potlight in the kitchen...some trickled down the foundation wall to the floor that made my laminate floor to warp along with the nearby baseboards. I need help please!!!
Basement is mostly unfinished and is approx 7' ceilings. Most of the walls are brick and was painted by previous home owner. I also have a crawlspace at the back of the basement at approx 15' Wide x 13' Deep x 3.5' Tall.
Exterior of my house is approx 16' Wide x 55' Deep.
A couple of weeks ago when we had warm weather and rain falls we found leaks in our basement. Part of the leaks were off from the south brick walls which our neighbour is approx 3' away. The other leak was from the back of our crawl space looking like a river stream.
We recently have a pest control company treated our house of termites. During the treatment they found the concrete sill on north side of the house is cracked in numerous places. Also the wood sills on the east and south side of the house are rotted through due to water. The pest control company advised that we need to fix these sills and regrade our house.
We are unsure how we should proceed with this. We need a contractor to do water proofing to the exterior and interior of my basement. We also need to fix all the rotted/cracked sills and re-grade our house. What we are unsure is do we remove the crawl space totally.
The house is about 60 years old. It has a back porch coming off the kitchen (in the back of the house) so the washroom could be up on that? or the dining room is beside the kitchen so a washroom could be built behind that but it's floor is about 3 feet from the ground, beside the porch.
This would be for a senior that has trouble getting up and down the stairs. It does not need a tub or a shower.

- install rough-in piping in basement for 2 new laundry stations
- install 2 fire sprinklers in basement mech. Room (supplied directly from water main inlet found in mech room)

I have a Toronto home built in the 1940s. There is load bearing wall with an opening in between my living room and dining room that I would like to widen. The current opening is about 4 feet- I would like to extend it to about 12 feet. The wall sits on top of a load bearing brick wall (13'8'' long) in the basement. How much would it cost to to put in a steel beam flush with the ceiling or wood beam alternative?
I had several building permits opened on my house that past contractors I hired didn't close. They all seemed great at first, but after haphazardly completing the majority of the project and taking all of my money they were never to be heard from again.
There are likely a few small issues/projects that still to address to get the permits closed, but I believe I simply need a little professional help/expertise to get them all closed.
I will admit, I know the building inspector assigned is challenging to deal with.
