I am looking for someone to do light remodel of my kitchen. I live in a small condo downtown Toronto and looking for someone to help with the following:
1. replace kitchen counter top and base cabinets
2. install new overhead cabinets
3. install new stove extractor fan
4. replace current sink with a larger one including faucet and plumbing
Additional work I would consider:
1. Replace kitchen flooring (to be discussed)
2. Replace bathroom counter, vanity, sink and convert tub to a stand up shower (to be discussed)
I have made a rough sketch of my kitchen and included photos to help with an estimate.
I am looking to do the following renovations:
- open up the living/dining by removing the walls that divide the space
- kitchen and bathroom reno
- tile the front and back door entry way as it's currently vinyl
- sand and re-stain the hardwood floors on the first and second floor. I am hoping to be able to find pieces to fill in the spaces where the walls are taking down in the living /dining
- repave the driveway
- replace the chain link fence in the backyard with a wooden fence and possibly put in a deck
Looking for a contractor to do a complete kitchen, bathroom and laundry room renovation. Please quote by room, complete with labour and materials. We are looking to start the project in the summer. Please provide a rough estimate so that we can make a selection when inviting contractors to come and view the job.
Please respond to this project with actual rough estimates. We need numbers to work with. Otherwise, the response from Contractors is too great that we cannot limit our selection of contractors we will meet. Don't be afraid to through out a number, price is just one of the elements in this bid process. We are looking for quality and reliability.
Thanks.

Condo in the queen/king west area - would like to make a few changes.
Flooring:
Would like to replace the current engineered hard flooring with hardwood (650 sqft) - Bamboo - Must be glued down - Price for the wood and install would be greatly appreciated.
Kitchen:
The kitchen is currently L shaped - basically divides the Den and the kitchen/living area - I would like the whole kitchen to run along the wall (move just the piece that kicks out and place it against the wall) - this would open up the den so the place would be all open concept - no need for new kitchen cabinets - just moving the existing cabinets / cutting some granite - no plumbing or electrical - and dry-walling up the area's that have been taking down.
Washroom:
Take out the tub - turn it into a stand up shower - re-tile - ETC
Walk-in Closet:
Open up a dry wall closet - just redrywall so i can put in a open concept closet.
Project is for September time frame - Showing this month
Please msg me your best quotes - so i get a feel for cost since im working with-in a budget and we can set up a sometime to go through the unit.
Thanks

Hi, I'd like to make an inquiry about a large indoor garden platform thingamajiger that I'm dead-set on having custom-made, but trying to decide on where to have it made.
At the url above, you will a see a post titled 'garden' with a very very rough image of what I have in mind.
In the image, the sides 4-3 and 2-1 would be about 1.5 meters, and the sides 2-4 and 1-3 would be about 1.3 meters.
I haven't yet measured out the space.
Anyhow, the base platform would have edges about 2 inches high on all four sides.
Corner "1" would be highest, elevated about 4 inches off the floor.
Corners "2" and "3" would be less high, about 3 inches off the floor.
Corner "4" would be lowest, at about 2 inches off the floor.
Under corner "4", I want to place a pan to collect water, which, if the design works, will drop off the corner "4".
Basically I need a platform about 1.5m*1.3m which will drain from corner "4", onto a pan about 1.5 inches deep.
Each of the corners would have a leg. Corner "4" would have the leg recessed slightly to allow for the pan to rest right under the corner.
The dimensions as far as the width and length of the base platform I'm pretty sure of,
and the inclination of the whole thing, as long as it allows for drainage out of corner "4,"
can be varied. You're the experts, of course.
I haven't decided on a material yet, but I'd like it to be as lightweight as possible.
The base will have to be able to support some sod and gravel (maybe up to 40 pounds?) without sagging so significantly that water will pool instead of draining out of corner "4."
If you do handle such rudimentary custom projects, and I sincerely (desperately) hope you do,
Please contact me at the address above with a quotation.
If you don't handle such projects, please inform me all the same.
Thank you so much!

Seeking a contractor for a general laundry room renovation in an old home (~ 90 years old). Home located in mid-town Toronto. Room size approximately 12' x 8' (i.e. ~ 100 sq. ft.), and is accessible through a separate basement entrance. Job will include leveling the cement floor, new flooring, new drywall, cabinets, countertop, lighting, (some) plumbing, insulation and potentially interior waterproofing. Need to be able to start the renovation in November, and complete before mid-December.
I have a small 2nd floor balcony at my house that is above my living room. The floor of the balcony appears to be made out of a flat roof membrane which isn't properly sloped to the drain. The balcony is leaking onto my living room ceiling, the drain plumbing does not appear to be leaking so guessing the membrane has to be redone. Looking to have this fixed and explore options to have water drain to the exterior. Currently it is connected to a nearby downspout but the drain plumbing is directly above the living room ceiling. Ideally would not like the water to come inside in the first place.
House is a family home converted into a triplex. Renovate existing 3 kitchens, 2 bathrooms, laundry. Most demolition has been/will be completed.
Tiler: 2nd level Kitchen floor 120 sq ft. Kitchen back splash about 12'x18". Tub alcove/enclosure 80 sq ft tile /denshield. Knee wall for tub controls- frame, board, tile. Main floor shower stall 3x3' build floor (dry pack) and tile, tile walls 100 sq ft. Tile floor 40 sq. ft.
HVAC: Relocate heat run in 2nd floor kitchen to allow appliance install. Stove vent hoods each floor (3) Dryer vent retrofit 2nd floor - out through roof. Bathroom Vent 2nd floor out through roof.
Drywall: Laundry area, replace one wall 6x8', general patching (all floors) after hvac/bathroom rebuilds
Plumber: 2nd floor: Plumb kitchen for sink, dishwasher, laundry. Plumb tub controls and shower valve. New Shower valve/raise shower head main floor shower stall
Remove and replace laundry supply with surface mount box/waste. New laundry basin, relocate supply.
Dishwasher install main floor kitchen, remove and replace sink supply/waste
Gas line - existing 2nd floor - route out to deck for bbq.
Electrician - wire up 2nd floor to retrofit washer, dryer, dishwasher.
Wire dishwashers all 3 floors
Pot lights - 2nd level - about 9
Main shower - pot light
Add receptacles (3?) 2nd level
Semi-detached, Davenport style house in Toronto's Little Italy. Renos: remove existing old back extension (1st floor mud room & small 2nd floor bedroom) to extend house; new kitchen, new upper bedroom; new roof. Also, remove front porch roof and widen front room window for more light. Possible return of living-room fireplace.
Let me start by saying I have very limited technical knowledge in this area...I'm looking to take down a load bearing wall and am told by my engineer I need a W310x24 and 6.1 meters long. Not sure if the 6.1 refers to the beam and am hoping those numbers make sense to someone. The room itself is 20x24 feet if that helps.
What is the ballpark price for a job like this?
Thanks very much.
I have a two-floor loft condo on King St. The upstairs (balcony-style loft) had a drywall running through the middle of it, creating the effect of stairs up into a hallway, with a door into the bedroom. I ripped out this wall, to return it to the "open balcony" effect. All that I left was approx 3 feet tall by 10 feet long of wall where the balcony stands over top of the stairs, to act as a makeshift railing. I now need someone to finish the project. It would consist of:
1) Ripping out the remaining wall (3 feet tall by 10 feet long, drywall with metal studs)
2) Installing a proper railing (it would be an extension of the wooden railing currently running up the stairs, the extension being the part that would wrap around at the top of the stairs and go approx 10 feet along the balcony overtop of the stairwell)
3) Installing laminate flooring where the wall once stood, to match the current laminate flooring on the ground (I have samples of the floor, but no extra boards to lay)
4) Cleaning up the stuccoing on the ceiling
5) Cleaning up where the drywall once adjoined the structural wall of the condo (approx 12-18 inches across by 9 feet high)
Looking for rough estimates to get the project done. I'm doing it on a budget, and am willing to break it up in segments (installing the railing is the initial priority; the flooring, stuccoing, etc., can wait).
Thank you.
Ted
