4 bdrm house, 3 storeys, detached home in upper Danforth area
We would like to have 2 bathrooms renovated, a kitchen renovated, basement renovated with bathroom and a kitchen, painting, flooring throughout the house . we are motivated and need a company that prices fairly and committed to customer satisfaction.
Demolition of the second floor in a 3 story, 120 year-old Victorian semi has begun. The rest of the house is already done so this is the last floor requiring attention. Plaster has been removed and we're down to the lathe. Here is a list of some of the work I need to have done:
- I would like an electrician to do some rewiring and installation of pot lights, small chandelier, and some new outlets
- installation of new bath fixtures in same spot as old ones (wall hung vanity, toilet, tub) so no new plumbing lines required
- building of new bath tub surround for left hand skirted tub
- drywall installation on walls and ceiling and painting on new walls and ceiling
- hardwood floor installation (approx. 800 sq. ft.)
- tiling of bathroom (30 sq. ft. floor, 60 sq. ft. wall)
- Partial re-shingling of the roof is also required (just the back side of roof) - it has deck access off the third floor
- third floor deck fence needs mending
- some flashing work and tucking also needed
- exterior re-bricking where an air-conditioner used to sit
- new deck in the back yard needs to be built - approx. 400 sq. ft.
I'm on a tight time line as I have to sell the house in September! Please help! Quotes per project could be given as well as for the whole project as well.

Thinking of purchasing a 2 1/2 story house and am looking for high level budget numbers for a complete gut.
Basement has been finished recently with a new furnace but I'd be looking to do the following:

11) I need several joist repaired or sistered up due to previous plumbing cut into the joists. The floor is sagging on the main floor where the toilet & sink was previously. basement
12) I also need a wall removed and brought back to the original floor plan. 1 closet expanded and a linen closet built-main floor
Purchased a townhouse near Yonge and Sheppard, closing Oct 30. Work required:
1) Remove wall-to-wall carpet on 2nd floor (4 bedrooms and hallway), put down new hardwood flooring.
2) Sand and stain first flood and stairs hardwood to same shade as upstairs. NOTE: Possibility that first floor hardwood not possible to sand; if so, replace with new.
3) Replace kitchen counter top.
4) Install microwave in place of cabinets above stove, replacing existing hood.
5) Remove existing light fixture in kitchen, install new light(s).
6) Paint all rooms (1,500 square feet).

All I need are 2 holes drilled in the almost vertical part of the wall / roof for TWO bathroom exhaust fans.
"The style of roof is [...] a Mansard with a flat roof. Its almost a vertical slope side, approx 4' high with cedar shingles and the top is a flat roof."
I need the holes done by next week
I do not want to use the roof per say since it is a flat roof and is prone to problems.

I have an addition on a row house in west toronto that was built maybe in the 1970's. The addition is attached to the neighbors addition as well. The center of the addition started sinking over time due do water seeping in. There is no foundation on this addition. It appears to be on blocks.
I would like to put in a half decent foundation, and rebuild this addition. the size is 12 * 15* 7.5 feet high approximately. good thing is I have access to the back of the property to do the work. we would not have to carry items through the home.
Moving into a new home soon. It is a 2 storey split level semi detached with no basement.

Would like to price out all renos first and depending on budget, split them up into priority/phases. early '60's house; wiring updated but not grounded; copper pipes. basement finishing poorly done (floor not leveled, no studded walls). Two kitchens, two full bathrooms; both need all fixtures replaced, tiling redone. New flooring in both kitchens. Replace hardwood or refinish on main and 2nd floors. Remove one load-bearing wall and install support beam. Open non-load bearing wall. On 2nd floor, remove part of load bearing wall; replacement support not necessary. Adjust a few other walls (shorten, lengthen). Smooth and paint walls throughout (remove wallpaper from one wall). Lower window in d/r to be patio door, build landing and stairs to garden. Widen one basement window. Reconfigure entryway. Adjust HVAC due to wall removals. Install trim.
We are looking for someone to
1) Remove a temporary wall along a staircase and replace it with a stair rail.
2.) Damp-proof a section of the basement backwall from the interior. Wall is 18 linear feet.
3.) Redo the basement apartment floor - we are still looking at options here.
Ideally, we would like the work on the staircase to be completed between January 11 and January 30.
We are taking possession of this house on January 11. We will also be out of the country from Dec 8 to January 6 and so would need contractors to view the site for a more accurate quote before December 8. We have access to the house for two visits. We have purchased a new home and have 4 mini projects that we are looking contractors for.
1) Firstly, the guest bedroom in the first floor doesn't have a door and we need a new door to be installed.

If we are satisfied with the work, we intend to offer a larger contract for sun room construction as well, but after these initial renos are done and we move in.
We are looking into either rebuilding our home or doing a full renovation. The current home is over 120 years old, located in downtown Toronto around the Dundas and Dufferin area, has about 1900 square ft. The house would have on the main level a kitchen, living, dining area, breakfast area, powder room, on the second floor a master bedroom (possibly with an ensuite bathroom), three other bedrooms, bathroom, and in the basement a separate unit with living area, kitchen, bedroom, and laundry.
1) How much typically would a full rebuild cost, with medium quality finishes (of course we would expect the foundational materials to be safe and sound).
2) The alternative would be to gut the place, probably keeping only the exterior walls. This would likely involve gutting the entire interior, fixing the foundation, waterproofing the basement, raising the basement level, reframing, electrical, plumbing, heating/cooling, interior and exterior finishes, kitchen and bathrooms, roofing, windows and doors, etc.
An estimate on any of these two options would be greatly appreciated.

Hi everyone ... Recently I bought a house in Pickering, ON. I need to do the following jobs:
1- Painting and fixing all cracks, divots, high or low spots €.etc, so, walls and ceilings look perfect. This to be done for all the main (ground) and second floors only (Around 1900-2100 Sq.ft).
2- Repair in a perfect way the damage in the ceiling of the bedroom on the second floor.
3- Repair and fill all openings and holes in the basement.
