We are looking to take down the walls between the kitchen and living area and installing an island as part of the kitchen remodel. I'm not sure if this will require a beam or not so would need someone to inspect.
Bathroom
We are looking to remodel the two bathrooms. They are fairly small so design is challenging
Basement Apartment
We are looking to build out a 1 bedroom inlaw suite in the basement if the configuration permits.
Garage
I'm thinking of also building out a garage where the car port is currently. There is enough room to build a 2 car garage but I haven't looked into what design that would be and really not sure if its in the budget yet.
We are opening a restaurant, our aim for opening is mid January. The location is approx. 1400 sf, and needs mostly cosmetic work. I'm breaking it down into two sections, upstairs and downstairs.
Upstairs:
-Flooring approx. 900 sf. no tear-up, just do over existing floor, approx. 700 sf laminate, and the rest tiled.
-Tile Wall approx. 250 sf, tile over.
-Tear down dry wall arch, approx. 75 sf.
-Build dry wall, approx. 70 sf.
-Some dry wall damage repair.
-Changing one exterior door.
-changing two interior doors.
-Build drop cieling, only a small section, approx. 70 sf.
-Plumbing, changing location of one sink, and extend some piping for steam table.
-Electrical, Relocate some electical outlet points, clean up some loose wiring.
-Install new light fixtures.
-Paint
Downstairs:
-Flooring, approx. 300 sf of uneven floor that needs leveling and retiling.
-Two bathrooms, tiling floor/walls changing fixtures.
-Some dry wall work for decoration.
-Electrical, extensions for additional light fixtures.
-change two interior doors.
I'm looking for someone who is familiar with working with restaurants or potential places that will meet code for water, structure, future kitchen hoods and more.
Basically we need to have someone look at a place that we are looking at leasing and see if the current facility will pass for equipment that will be going in such as a fire safety hood system, proper water, gas lines for stoves, fryers and more. Also knowing a little about the water system as well so we aren't blindsided when we sign a potential lease.
Previous restaurant building experience required.

I would like someone to renovate my Pizza Joint. I would like to get rid of my old cash counter and out up a new one. I one the new counter to be 8 feet wide and 2 feet deep with 3'-6" height. I want Granite counter top and Laminate board front. I would also like a glass enclosure shelf to display my pizza slices.
Then, I would like to change the store front and Paint the total store. The old store front also have to be disposed. My store is 14 feet by 30 feet and the store front is 14 feet wide and 10 feet high.

Good Afternoon to all, We are local business located in the King West Village Core.
We have a wall that we would like to be built within our restaurant about 6 ft. in width and about 10 ft. in height. The wall would need to be strong enough to hang shelves. We have wooden bar shelves that would need to be removed from one location to where the wall is being built to be added to the nook. The purpose of the wall is to add an additional space for storage.
We have a patio that stretches about 25 ft. at the moment we have reclaimed wood on the frontage, we would like this to be removed and replaced with iron gates which we already have. the gates are about 5 ft in length and about 2 1/2 ft. width. They weigh about 50 lb.
We also have 4 gooseneck lights on our signage (two on each side), we would like this to be replaced with one long light bar on each side colored with a purple hue.

Hello, I recently had a fire on my balcony and wanted to get a quote to repair. It's a small balcony in a 1 bedroom condo near Front & Blue Jays Way. The building was build 5 years ago and the work will require the replacement of a few panes of glass, some of the metal frame, some painting and cleaning.
I am accepting quotes to renovate a retail location in Toronto, Ontario. Please note, the office is open seven (7) days a week. The work will need to be completed in the evenings/weekends outside of business hours. The area to be renovated is approximately 650 square feet. The work must be completed within the determined time period.

I want to open up an Ice cream store and I found a store that was previously a cloth store and I need to change it to a food use retail store to be able to open up my ice cream store.
Description of the store
Its 800 sqft store in downtown Toronto
There is currently only Plumbing in the toilet at the back of the store.
I will need to put in 3 pipes - 1 for sink, 1 for hand sink and 1 for utility sink and then sort out the drainage for these as well.
The store is retail zoned but according to the government, before i get the building permit i need to get site plans and floor plans draws by engineers i.e. electric and mechanical engineering drawings and plumbing drawings (i think) in order to do zoning before i can get the building permit.
I will need someone that has experience with zoning in retail in the Toronto area.
Please can you give me an estimation of what i can expect to pay for the following:
1. For the drawings - just give me a range an estimation between $x and $x.
2. Please let me know what i can expect to pay for plumbing on average.

We're considering installing a rooftop deck that needs to be accessed from the 3rd floor attic (approximately 250 sf), and a skylight or two (one in the attic room and a 18" wide skylight in the washroom, we have the skylight sun tunnel).
If you are able, we may consider having a small washroom in the attic room, but it only requires plumbing for a sink and we would add a compost toilet.

I have a 1and 1/2 house 26 x 26 ft. The house is 50 years old, not a brick house just finished hollow blocks. There are 2 bedrooms in the second floor and master bedroom in the 1st floor with a kitchen and a washroom. There are 6 people living and it's just too small. Our project is we want reshape the upper floor and make it into a 4 bedrooms with 2 washrooms if possible. Our kitchen is in the front of the house and we want it moved to the back. Concern, can it be done without us moving away? How much?
1. To add three in line rooms in an area of about 10' by 33' with drop ceilings. To add new lightings, receptacles and modify our ventilation system to suit.
2. To add a in ground baptistry of about 4' by 10' with steps and rail(s) for pool access. Pool has to be covered by flooring as a normal working space when it is not in use.

I have 2 projects that I need completed:

Our son's bedroom is at the back of our semi attached home. His section of the house is not attached on any side and has a flat roof on it. It is not a large room - approx 12 x 8. The walls and ceiling are not insulated properly.
We'd also like to secure the ceiling beams, so that we can put a deck on our third floor where the flat roof is. During some other work his ceiling was checked to see if it was to code to build the deck on top and it was not. Here is what was said by the engineer at the time:
I've gotten a hold of Terry the engineer today, he has had a look at the house and does not think the framing is adequate to support snow and live loads to allow for a 3rd storey deck.
We would like to:
Have the room opened up (we would like the demolition pricing broken out in case we decide to do this ourselves).
Ceiling reinforced to code for a deck.
Insulate the three walls and ceiling (we are doing the energy audit, so we'd like to max out on the insulation - not sure we might do spray foam at this point)
Optional extras we are considering:
Building in shelving/closet to hide toys away.
Replacing the current window with a French door.
Replacing the current bedroom door with a pocket door to maximize space.
We would like to complete this project before it gets really cold, so that we can realize the benefit of the new insulation.

I am the property owner and looking to convert the main floor living room into a home office. The living room has 2 open entrances (see photo attached), the width of the entrances is 77 and 66 inches respectively. The height of each entrance is 98 inches.
