I'm remodeling a house (completely gutted) and looking for someone to install 5 steel beams. I have plans and a permit from the city (TO) is pending. The interior is already stripped
The design does not call for any posts so all beams will go into beam pockets over existing double brick and tie into one an other. There will be some brick cut outs as well. Everything is detailed in the plans.
I found a lot of carpenters who work with LVLs but am having a hard time finding someone who can work with steel.. and has experience with older homes.

I need to start with a Structural Engineer before I describe the renovation required. I have a small 1 floor addition that is 9'x15'. Currently there is a 5' sliding patio door that looks into the backyard. I would like to increase the width 18-24" (or whatever is allowed) to bring more light into the family room. First and foremost, this engineer would need to draw plans in order for us to receive a permit. What would be the cost of this?
This home is approx. 80 years old, brick on the outside and lots of plaster on inside.
Once this is complete, we would need the following done:
- Gut the entire family room. Possibly lifting the floor 7" to be even with dining room floor adjacent to this room.
- New patio doors to the increased width. Moving a hot water radiator to another section.
- New drywall, ceiling, potlights, hardwood floor and the closure of a small window currently facing west.
- Gut entire kitchen. New walls, new potlights, new ceiling, moving A/C ducts to flow down from ceiling, moving a hot water radiator to another part of kitchen, lowering a window to increase amount of light flowing in. New window installed. Floor will need not to be replaced. (Kitchen will be installed by IKEA)
(All of the above is on main floor)
Depending upon quote, more work to be done on 2nd floor, including, knocking down and replacing a plaster wall with drywall, adding additional closet space and refinishing hardwood floors in all 3 bedrooms. Possibly removing carpeting that leads to second floor on stairs. Repairing all cracks and holes in walls.

I believe there is a structure issue within my home.
Second floors seem to be sinking in an area above my kitchen / dinning room walkway. The kitchen / dinning room walk way was renovated a few years ago and we think that a load bering wall may have been removed in error. We wanted this corrected to ensure the home is safe and standing and also to have all floor redone with hardwood

About 9 years ago I purchased a home that was partially renovated. The house has LP 11 7/8 42Plus ijoists 12OC @22.5'. My engineer recommended that I put in 2x 4'x4'x2' pads in case I ever found a disliked to the bounce from the floors being over 17'.
Fast forward to now 3 kids later and I would like to finish my basement. Since I am finishing the basement I would like to reduce this very very small bounce in the floor.
I am looking for a contractor that has extensive experience installing beams and or load bearing walls. This is not that but technically is the same concept.
What I would like to do is one of the two below.
1) Install beams across the 24' length to reduce the bounce
2) Install a wall across the 24' length to reduce the bounce

I have a 1910 home, closing June 4. My intention is to remove load bearing walls, primarily the main long hallway wall from the front of my house to the back, and the 3 walls that seperate the living/dining/kitchen rooms. The home has an updated basement (steel column). Solid contruction.

This project is not for a home pool but rather a commercial business use pool. I have an investor interested in investing in my company by purchasing an industrial property and building a pool (and related facilities) for me. However he would like to know what the cost of taking on a project like this could run him. I would like to do some renovations to a house I purchased. I will be taking possession on July 23 and would like as much of the renovations done before moving in near the end of August.
I want to take down the partition walls (they are not load bearing) down between the living/dining/hallway. I also want the popcorn ceiling smooth out. With the walls down, I need the hardwood flooring patched where the walls were and sand down and re-stain the hardwood flooring throughout the house (main floor, staircase, all closets & 2nd floor consisting of 3 bdrms).
I want to change the electrical panel from fuse to circuit breaker. The wiring in the house is aluminum and not copper, I was wondering how much it would be to re-wire house. Seeing as the some wiring will need to be done in the living/dining room already and the kitchen and bathroom as well...it only a few more rooms before the whole house is done.....
The kitchen is outdated, I am thinking Ikea cabinets as I am on a budget. There is a bulk head that I am wondering if it's decorative, if so, I would like it removed so longer wall cabinets can be put in to maximize the space. Replace the floor tiles (I think they are vinyl) with ceramic tiles and change the backsplash.
The bathroom is also outdated with a purple toilet and bathtub. My husband measurement the vanity and it is not a standard size at 52.2". We think it might have to be a custom vanity.

The attached PDF outlines our initial plans for our third floor. We have an interior designer but are looking to collaborate with a general contractor. We have some simple renovation ideas for the second and first floor but depending on how we can work within our budget and ideas for the third floor we may be looking to do more.
We are looking to partner with a general contractor that can bring imagination to our plans and help us work with our interior designer to visualize other possibilities. We don't want to micro-manage the work but want to partner with someone that we can trust and can deliver on budget and on time.

Our 2 bedroom, 2 story, 1400 sq ft semi detached house dates back to 1912 (has been substantially changed inside). Basement is finished under the house but is sand under the one story add on kitchen. There's a deck on top of the one story kitchen.
We are contemplating renovating instead of moving because of the $65000 in moving costs associated with real estate agent commissions and land transfer taxes.
We are thinking of three to four options. Every project includes removing the main floor wall separating the front dining room from the back living room/kitchen. There's a set of stairs that would remain where the wall is now.
1. Remove main floor wall and install main floor toilet at back of house where mud room and small porch are right now
2. Project #1 plus build room on top of kitchen where upstairs deck is right now. The new room would either turn the second bedroom room into a big room or require access via the second room to get to.
3. Project #1 and #2 plus finish basement under kitchen and make it a walk out basement at the same time.
#3.5 Project #3 but extend the outside wall slightly so that a second floor hall way would be created with two separate bedrooms and a bath.
4. Project #1 and put a third story on top (neighbour is a two story).
5. All of the above.
PS our neighbour's already have a third room where we have a deck.

Outside: build new wooden stairs, pour concrete under stairs to seal from water. re-pour new concrete stairs to basement apartment.

I live in a 1 1/2 storey house at Yonge and Steels. The two rooms on the top floor is very hot in the summer and very cold in the winter. To address the problem, I would like to gut the rooms down to the studs and remove the existing floors. Spray close cell insulation on the roof boards and then install the drywall back. Also, install new sub floors and wood floors.
