I have a wall that separates the living room and kitchen. It is not a full wall as it is an entrance to the kitchen. Therefore, it has a wide square arc as well as two wide 'window' style openings (which allows you to look into the kitchen from living room or vice versa) on either side of the arc. I don't have any clue if it's a load bearing wall or not. I guess I need to find out. Can I get a rough estimate for both situations (load bearing wall or not load bearing).
My house is built by Cadel in 2005. I have a load bearing wall separating the great room and office that I want turned into a pony wall. I don't know what is inside the wall (i.e. plumbing,electrical ect.) I do want to have columns still on this wall for aesthetics I don't know if this will help to hold the load and descise the electrical.
I need a wall removed in my house. I recently had a contractor come in for what he thought would be an easy job but when we opened up the wall we discovered the following:
That 2x6 wall was built specifically to accommodate all of the piping that goes upstairs.
The heat pipes that comes from the basement up that wall runs inside the upstairs floor joists
to the bedroom window and one to the bathroom. You cannot cut throught the floor joists to move those pipes.
The same applies for the 4" toilet drain pipe which also runs inside the upstairs floor joists and cannot be relocated.
I have had someome come in and suggest:
Deepening the entire wall and header and make the necessary bend on all of the piping. But, we must open up some of the basement ceiling to make sure that the piping can be relocated as they come down the new wall space.
Also, there will be so many elbows to the heating ducts that your upstairs bedroom and bathroom so there is concerns about how much heat we will get upstairs.
I am very serious about this project and would like someone who can either handle a more complex project OR can put us in touch with other contractors to ensure all the work is done correctly.

We have an older home (1955) with a lot of small rooms. We would like to open it up a bit by removing a few walls. Also, the home is 3 bedrooms which we would like to make into a large master and smaller den. We would also like to enlarge the bathroom which is next to the bedroom we want to convert into a small den.

Hi. I want to replace a couple bedroom windows in my 40 year old bungalow, one in each room (approx 32"x62"). I would also like to improve insulation in one of these rooms as it is a very cold room and moisture is evident in a closet corner (corner of house/draft issue?).

Hello, i would like you to provide free estimations for the removal, supply and installation of 8 windows, one bay window, a patio door and an exterior garage man-door? I believe we would need new frames, windows itself, a new patio door, all along with screen kits, for the garage man door, a new frame, plain 6 - panel slab, a door sweep, deadbolt and knob set. I would also like to know if this is all available, if you could also provide a key copying service so that we may have 5 keys in total. If you do this too - we need someone to look at our electrical for the removal, supply and installation of both electrical wiring and light bulbs? I believe we would need 9 bulbs varying in type unless we decide to convert all light outlets, update the wiring, specifically in the front closet and living room. 2007 built home, 2400 sq ft with walk-out. Total sq ft including walk out would be 3250.
