We are about halfway to finishing a house on acreage in hamlet of Dalroy. Need someone who can do carpentry, small amount of electrical and plumbing. The house is almost all done on the oustside. Still need some facia, sofit, eaves and very small amount of siding, garage doors installed, back patio deck. Inside insulation is almost all in and needs to be polied for inspection. After inspection we need drywall, stippling, paint, cupboards installed and all finishing work. All materials to be supplied by owner.
Thank you in advance
Remove all the brickwork on our fireplace. Repair the drywall (we can paint), install tile around the fireplace (we will buy it), install laminate floor when the hearth is removed (we have the flooring), keep the oak mantle, install two oak columns to match the mantle.
The house is a 4 level split built in 1975. There is a fireplace in the rec room on the 3rd level that I want to remove. The chimney runs up through a closet. The fireplace was added after the house was built in 1982.
Scope of work
get necessary permits

repair hole in roof
repair hole in ceiling and floor of closet
repair hole in ceiling of rec room- ceiling is stippled
rebuild wall in rec room behind fireplace
rec room will need to be repainted

I would like to have this finished by Halloween
Hello,
I'm inquiring about the installation of a fireplace surround and mantle, and budget pending, some bookshelves on either side. After much searching I stumbled across your website. I was thrilled to see that the fireplace surrounds on your website are almost exactly what we're looking for, specifically the first one.
I've attached a couple of photos of the fireplace (close-up and the entire wall) and sere are some details:
- wall is ~13 ft long and ~8 ft high
- fireplace is ~2.9 ft by ~2.5 ft
- sits approximately 9 and 7/8 inches off the floor
What are we looking for:
- rock (nice to have) or faux rock (may be more realistic based on our budget) surround that either stretches to the height of the roof or about four-five inches and four to five inches across (general mantle height)
- wood mantle
- small hearth (nice to have)
- nice to have: simple bookshelves ~4 ft high in coordinating wood on either side of the rock that extend the wall
*our kitchen is right beside it and it's all white cabinets, so we could do white shelves but I don't think that'd work as nice
Budget:
- in an ideal world a few thousand with all of our nice to haves, however, this is the first project of this nature that I've dealt with...
Time
- In a magical fairytale world this would be in by Christmas...it's the first time we'll be hosting family!
Additional comments:
- I'm not a natural home decorator so would be open to thoughts and suggestions, should we proceed. Specifically colour (rock and wood) that would coordinate the room and sizes so it doesn't dwarf the room. It's a small open concept split level so the kitchen, dining area and living room all blend into one.
- I did see that you recommend we buy the materials so I am open to a general quote for labour, if you can perhaps provide some design thoughts, particularly on the bookshelves
Here are some links to our inspiration with notes as to why we like them:
- We like the bookshelves:click here love everything about this except the rock may not need to be as wide:click here hope I've given you enough information. I'm also happy to set up a time to chat in person. I eagerly await your reply!
Thanks!
The gutter that is not properly sealed that is why rain is coming to the wall. Due the situation because it is above the roof the problem was not noticed. The water that leaks from the wall is draining below the roof the ceiling is affected. There is indication or mark of water is soak with water. I assume that the insulation is affected with this problem. There is also a problem with the wall because the hard wood floor is wharfing. I need someone to look at the problem.
I'd like to move the main entrance stairs a few feet, install an island in the kitchen, replace kitchen cupboards, touch up the bathroom (tile work), paint everything, replace missing base boards and install hardwood for the kitchen and living room areas and carpet in the hallway and bedrooms.
1091 sq ft.

Hi there,
I'm about to buy a house and during home inspection it was revealed that there is a 2-3 inch gap between the overhang of the house and one of the pillars that supports the overhang (there is a small brick stuck in the gap).
I'd like someone to have a look to tell if its a serious concern and to get an estimate of the cost of fixing it.
(I can e-mail some pictures it it might help.)
Thanks!
I have a 6 year old house and detached, unfinished 20'x22' gable roof style 2 car garage
I want to add a new 8'wide x full length (22') addition. This is to provide a shop space (man-cave) attached to my existing garage and provide storage for my snowmobile.
- Insulate and drywall/fire tape all existing and new addition.
- Addition to have a double door access from alley
- and a open access cut into existing load bearing wall between new addition and garage space (min. 48" wide, no door).
- Additon to have a new 36" dbl pane window in the side.
- Siding from existing wall can be reused on addition, but additional siding and roofing will be required to match existing.
- Concrete will need to be poured for the addition.
- roof would be flat/slight slope.
- Additional electrical plugs (4) and o/h lights (2) will need to be added. Conduit for existing already there, lots of panel space on breaker box in house as well.
- Add a new gas furnace/heater (would like ideas for this).
- Demolish existing back fence (20' section, 3 posts)
- add new "sturdy" vehicle access gate (2, 6' panels, 6' high), to match existing fence design or similar.
For more information, I have a hand drawn isometric sketch of the scope that I can send by email as well. I will expect to see licensed and bonded companies only, must have WCB coverage for all workers. References?
Need my garage finished before I move into the house. Would like to get floor done (resin coating), drywalled and painted, and fluorescent lights installed. Garage is 20'x17'8", front wall and half of the ceiling are drywalled, and insulation is in place already.
I have a 24 x 24 foot garage. The cross beam is sagging. I believe a post should be installed in the middle of the garage to prevent any more sagging.
Does anyone have any other ideas on how to fix this problem?
Is there anyone out there that can give me a quote on this type of job?
Internal garage demension is 21ftx23ft. Bid should include cement cracks sealed, cement profiled and poyurethane coating and uv sealent. Garage is attached and home constructed in 1992. Bid should include wall storage options for sports ie bikes/skis, yard tools, work bench storage/tools, recycle bins and ceiling storage.
I have an older 800 sq foot condo that needs minor touch-ups before I sell it. Some minor painting, fixing doors, replacing fixtures, potentially some kitchen counters/floor upgrades.
I have a set budget of approximately $3000 to put into the place, and I want to know what you could do/recommend I do for that amount.
Once I get work, I want to have this done in the first week or so of May, and hope to have it done over the course of a week.
Hello,
I have a 2 bedroom condo and I need a few things done:
1. Slate installed in the front entryway (2-3 m2), the bathroom (2-3 m2) and the sides of my shower. Slate is already bought.
2. I need all the transitions put in (2 bedrooms, 1 bathroom, 2 closets, fireplace, front door, entrance)
3. General touchups with paint due to moving
4. Bathroom fan is broken, needs to be fixed.
I recently purchased a house that was built in 1957. There have been renovations done to the house (and quite well done too I might add) but my garage needs to be heated before winter. This involves trenching a line from the house to the garagecoming up through an existing sidewalk and into the garage. The distance is about 18 feet. Also the installation of a furnace for the garage would be required.
My 2-story duplex requires structural repair. We recently discovered a load bearing wall was removed from our main floor and there is now some sagging and cracking from second floor. The floor also squeaks alot on the second floor. I dont believe the beam has proper support. Home is approx 962 sq ft. We have a report from a home inspector that may help explain better to contractor. We need this done asap.
This renovation job will feature hempcrete for all exterior walls and utilization of salvaged materials for interior finishing. It is currently a 2 story house with lath and plaster, which will mostly be gutted. The house will be lifted for a new foundation, allowing for a higher basement ceiling. All new electrical, gas and plumbing will be installed.
After completion, this project will first be a showhome for Hempcrete housing, sustainable building and salvage materials and eventually become a rental.
I am the owner of the house. It is the home I grew up in and the reason why I love woodwork and building.
