Need weatherstripping replaced on all doors (double front doors, 2 doors leading to garage, 2 doors leading to deck/patio. Want outside storm door replaced. Need balcony sliding glass doors checked which are not sliding well and may need repair (replacement ? including screen door portion repair or replace ??). Our area will comprise of 1718 sq. feet and we are looking for a quote on how much a square foot it will cost to build this spa from base to paint stage. This includes marking out the rooms, framing, insulation, taping, dry walling. There will be two tanning rooms, reception area, massage room, bathroom and washing room and the main area. We will do our own painting. Can you provide an estimate of how much a sq. foot this could cost.

Our house is a 1959 3-level split, approximately 1200 sq ft, with a large hill in the front yard. We have a few changes and additions we would like to make to make the house into our forever home. Very open to suggestions and obviously dependent on getting permits from the city.
1. Existing crawl space under the main level deepened and made into a front attached double garage that extends out the front of the house as much as is allowable. Current depth is about 3 feet and it covers approximately 600 sq ft.
2. Moving the existing furnace and hot water tank from the current lower level to the newly deepened basement, removing the walls currently enclosing the furnace room to make the lower level more open. If possible, reinforcing the support beam that goes across the ceiling to make it possible to remove support poles to ensure maximum openness.
3. Extend the main level of the house out over the newly built front garage to increase the living room floor space.
4. To go along with the extension of the main level, build more of an entry room at the front door.
5. Extend the house up another level over the current main level, so approximately 600 sq ft of floor space plus the extension over the new garage to consist of a new master bedroom, ensuite bathroom, walk-in closet and another bedroom to be used as an office.
6. There are currently 3 bedrooms on the upper level, one of which will be lost with the addition of stairs to the newest upper level, so we were potentially thinking of moving our existing laundry facilities to that area.
7. Removal of the existing single car garage in the backyard, dependent on approval of the front attached garage.
We are looking for the following works to be done in our house in Signal hills. This is a 15 year old house.

2. Re-texture the ceiling in the kitchen & living areas and install trim around the ceiling

I am looking at the purchase of a home in the Parkhill stanley park area and I need a rough estimate on what i would be looking at for cost for these renos.
Sorry if I am not very detailed. I am looking for a contractor who can do the following jobs:
-The master bedroom and en suite bathroom are not separated with a wall, so I would like a corner wall built as the original entrance is on an angle. Also the installation of a bath tub and replacement shower. Depending on the cost and the look, a replacement of the sink as well.
-Carpet in the basement, as the current flooring is a rougher padded material.
-New paint job throughout the entire house. 2200 sq feet (basement incl)
-new backsplash in the kitchen.

Just finished purchasing a condo bay at 3000 sq ft with a 1000 sq ft messanine.This unit was just built and requires all tennant improvements completed. Would like to have the upper office area finished and 1500 sq ft of the main floor. Main floor to consist of 2 bathrooms, one 140 sq. ft. office, and a parts room of about 640 sq ft. also a sink / coffee area .
The upper floor is to have 4 offices all about 160 sq ft and a sink / coffee area.
Also required is a HVAC unit.

We have a shed we would like to turn into a pet home. Our childrens pet have taken over our house. We would need lighting, heat, flooring, a play area, cages, and an outdoor area added to the already existing shed on out property. We do own the property where the shed is located.
I've bought and gutted, to stud walls, a house from 1955. I've redone the electrical, but now need someone to come in and quote me for redoing all the plumbing throughout, roughing in a bathroom in the basement, moving gas lines, installing a furnace and water heater, building a wet room on the main floor, putting in all new ducting throughout house, installing all new windows, and patching/sanding/restaining hardwood floor. I would like someone to start as soon as possible and the plumbing and heating to be finished by the end of March.

basement bathroom with a shower (no tub) has mold. needs to be gutted and redone. basement approx 800 sq feet. questionable electrical and insulation not done right. must be gutted and redone.
kitchen cupboard to come down. needs to be gutted re insulated wired ect. plus install an exhaust fan. up stairs bath room to be re drywalled and insulated properly plus exhaust fan installed.

Overall project includes - Kitchen renovation, wall removal (or window style cut out), popcorn ceiling touch-up, and new Laminate floor throughout the main floor. Total main floor 1150 sq ft.
Project # 1: I am looking to remove the "L" shape wall between the kitchen and the living room on August 25 and 26. Flooring contractors/painters will come in after this is done or if you are able to quote the flooring portion that is fine too. I have not decided if I want the entire walls removed or if I should have window style cut-out. Estimated budget is for Project # 1 only.
Project # 2: Kitchen renovation is next year's project. Ideally, the selected contractor will provide wall removal/popcorn ceiling touch-up in August and the kitchen reno next year.

Remove the wall between the front room and the kitchen. See photos (Excuse the mess. I am replacing the hardwood right now and moving things from room to room as I work). I am open to looking at the most economical ways of achieving this. The wall is load bearing as far as I can see. There is a metal support beam that travels through the basement directly below this wall.
The green area on the photo is where I assume the wall could be removed without having to put in a new header beam(?). If I can remove the wall without having to leave a section on the right, great. And If I can remove higher up on the wall than the area indicated in green, also great.
The red areas show the approximate locations of support poles in the basement.
Looking for suggestions as to what can be done and approx costs.

A twenty-year old two-story house has a staircase from the main floor to the basement. This staircase is adjacent to an elevator (installed by the previous owner). We would like to remove the elevator and rebuild the staircase completely to make use of the wider space available. The current dimensions of the staircase are approximately 10 feet by 10 ft, with the staircase turning 180 degrees halfway down at a landing. Removing the elevator would provide perhaps another 5 ft.
I want to rip off the panels and the roof in the entire house and put up a wall in one of the bedrooms. I want to also redo the bathroom, place the tub, toilet and sink in a different place.
I just want to know how much it would cost. It's a lot but not a big place, 2 bedrooms.
