I have a mostly finished basement with one room that is still not floored, properly drywalled or wired.
I would like to have the walls, floor (probably with vinyl) and ceiling finished, and wiring done with a tv shelf put up on one wall with power and cable outlets, one door to a furnace room added and one corner of the room turned into a closet with a pet door.

I am planning to put in a suite in my basement and applying for a grant to do so. That means that I can't do the work myself, so I am in need af a few quotes in order to apply for the grant. Here is what I know about the project:
The house was built around 1962. It is 930 square feet upstairs, so about the same down.
The basement is just concrete right now with a thrown together bathroom and laundry area.
We want to build a suite, including one bedroom, a main area with kitchen, and a bathroom with a shower. This will take up about 2/3 to 3/4 of the basement, and the rest will be the laundry area.
There isn't any way to get the current bathroom to work where it is, so there will be some concrete cutting involved for sure to get the plumbing sorted out.
My main concern is that with applying for a grant, the whole thing is going to have to be done by the book, so I need someone who has knowledge of issues involved in building a secondary suite. Also, the though is to rent out the basement for 5-6 years, and then start to use the space ourselves after that. So a little flexibility in the design of it will be important as well.
Right now I am looking for a rough estimate before I go to the city to get the ball rolling. Then I will be opening it up for a true quote to the people that have been the most helpful here at the beginning.
Just to clarify a few things, my budget is probably up to $25K, not 20. Start time will depend on the speed of the govenment in getting back to us about the grant. We take posession 4 days from now, so that's when I'll get everything moving. I put yes that I require financing because we are applying for a grant. I have the funds to get the project complete though.

I've got a 1978 house with a back door that leads to the basement. There's a pocket sliding door separating the entrance from the kitchen and a door a bedroom at the bottom. I would like to change the pocket sliding door to a lockable one, add a door/wall around the landing at the bottom and relocate the bedroom door around the corner to face the living room to create that totally separate entrance to the suite.
Upstairs I would like to create a closet in the hallway for a washer and dryer as they are currently located in the room below. Some electrical and plumbing work would be required here.
In the basement there is an odd shaped corner where a bar used to be and I would like that framed to make it square as it would be easier to install a kitchen down there. There is plumbing from the old bar so that shouldn't be difficult to set up the sink and faucet. Oh and I'd like to install a kitchen haha. I'll purchase the home depot $100/linear foot type cabinets. Not sure what to do about a counter top quite yet. Some electrical required for a stove. Might need to punch a hole through the house for a vent as well.
I would also like to replace all windows and doors downstairs. There are 5 (including that bedroom move) and 4 main windows. I'm unsure if I want to replace the picture window in the living room.
The bedrooms downstairs require more outlets as there just aren't very many. And the kitchen will require a lot. This will involve taking down the ceiling in some areas to route the wiring.
I have someone to do floors already.
I think that covers everything.
A newer 1780 sq.ft. 2 storey home - moved in April 2015. We are looking to build an income basement suite with kitchen space, 1 bathroom (with stand-up shower), 1 bedroom and a sitting area. The bedroom and sitting area is to be carpeted. Being an income suite, we will also need to have a separate entrance. We have a tight budget and therefore exploring quotes and options to start building by June / July 2016.
House was built in 1961, and ampage is only 70- needs to be upgraded to at least 100. The basement square footage is 1100 sq.ft. Currently there is a 3 piece bathroom, cold storage room, 1 large bedroom, 1 large rec room, 2 furnaces (out in the open), washer and (gas) dryer and laundry sink.
I would like to add:
{ a legal basement suite - meaning seperate heating and venting, cooking facilities, 1/2 inch drywall throughout, interconnected smoke alarms, upping the ampage in the house)
- one more bedroom ( need to add a window, walls, door, closet),
- a kitchen ( could be done in existing laundry room because there are already shelves present, or moved to another portion of the basement), "kitchen" area also needs flooring, as it is concrete covered by rug at the moment
- an enclosed furnace room plus upgrade at least one furnace to high effieciency. (currently both furnaces heat upstairs and down - needs to be changed to isolate up and down)
- interconnect the smoke alarms

Looking to renovate the basement of a bi level home to qualify for city of edmonton cornerstones 2 secondary suite grant. 2100 square feet. need concrete cut to enlarge windows, installation of separate furnace and hot water, set up plumbing and electrical. There is a bathroom in the basement, but it is in need of renovation and awkwardly located so may need to be moved. Need kitchen installed and perhaps new flooring. Prefer entire job in a single contract, but also open to project specific contracts (one for the windows, one for the bathroom, etc.)
I bought a new home with a partially finished basement with a separate back entrance. The space is an open space approximately 750 sq feet. It is open space with hardwood floors and interior side of the exterior walls are painted with baseboards already in. There is a shelled space and plumbing for bathroom (toilet, sink and shower) and shelled space for kitchen including stove/oven, sink, cupboards, fridge etc. Because it is open space I am consideriing whether to build a one bedroom. I would like to create a different door access to the common room that contains the hotwater tank, furnace, electrical box, and possibly the washer dryer, water pump, etc.
It would be great if someone could view the space to give the quote and suggest options to develop the space.

I am building a basement suite and need to have drawings for the city to approve. That will require somebody who can measure, design and draw to scale. Any suggestions?
The City of Edmonton has strict regulations regarding LEGAL basement suites. The designer/measurement person would have to understand those regulations and be able to work accordingly.
Project is the basement suite apartment that needs to be gutted and refinished. House was built in the late 1940's, but the basement wasn't finished until much later than that. We're looking to have the basement suite refinished and brought up to current basement suite codes. Apartment is approximately 800-900 square feet. One bedroom, one bath. Access is through a separate door and exterior stairway. There's rear access to property for staging of materials and placement of dumpster. As the basement will be used as a rental property, we'd like to use good materials though high end finishes are not required (ie. granite or stone work)

The electrical needs to be upgraded up to 100 watts, partial demolition in 3 rooms and then reconstruction so the unit is sealed, 2 egress windows plus more.

Complete Basement Suite renovation, 900 square feet, in and existing home built in 1998. Requires floor plan, electrical/plumbing/heating design, application of development and building permits with city of edmonton. Requires addition of a separate entrance through existing wall.
I would like some quotes for the following:
- Remove and replace laminate flooring with engineered hardwood or laminate which I will supply. Also, option for in-floor heating. Floor is concrete and is wavy in some places, wouldn't find leveling it out. Approx 550sq.ft.
- Renovate bathroom. Install tub/shower, toilet, flooring, possibly in-floor heating. Will have to relocate electrical outlet and modify piping. Tile floor and tub/shower surround and possibly rest of walls. Tile will be supplied. Install sink and cabinets (supplied). Bathroom is maximum 4 feet wide, 10 feet long, 7 feet high.
- Modify kitchen in the suite. Add additional counter top space, add island, remove and replace cabinets and sink. Cabinets and sink provided.
- Remove, replace and paint basement walls in other room. Approx 300 sq.ft. Three walls will have to be done as one has a fireplace.
- Redo fireplace fascia with tile or stone. Will be provided.

I have a 2000sq ft. house with approx. 1200sq ft. basement that I want to suite. 2 bedroom, 1 bath with open kitchen/living room. The house was completed in 2006 and the basement has plenty of windows with a 9 ft. ceiling. Im looking for a ballpark on this not an exact estimate yet. Looking for an estimate on work to be done on my 1979 home to convert the already existing basement to a legal suite. The basement is a 2 bedroom, approx 1400 sq/ft that needs replacement of acoustical tile to fire barrier drywall on the cieling and wire a few smoke alarms while the cieling is down. there is need of two bedroom window cutouts to increase the height and install egress windows to code. The windows are wide enough but need to be made taller. So reframed and a new window put in.
The last part of the project and probably best when the cieling in the basement is down, is the plumbing and electrical of a washer and dryer for the upstairs. The space for the washer and dryer shares a back wall to a shower wall so plumbing access should be simple. Venting would also be a relatively strait run to the outside of the house.

Beginning phase of project planning, I am not sure what to ask or what exact details to provide. Guidance needed to evaluate options and I will add extra details as questions come in. I have a 1964 bungalow (1100 square feet) with a fully finished basement suite. Currently, the backdoor is the main entrance, the standard come in and either go up or downstairs. What I would like to do is create a separate entrance walk out from the basement. Either very simple, as I have seen in my area which are cemented in stairs leading to a door, or preferably something more elaborate like a set of patio doors with a mini terrace. I have a very large lot, so there is plenty of room for either option, cost is the deciding factor.
