Hi we are a single unattatched home and are property owners. We have an undeveloped room (138 inches by 130 inches) that we would like to turn into a bedroom with hardwood flooring there is also a space for a on suite bathroom (110 inches by 57 inches) in that area and has the plumbing hook ups but we have a limited budget so if it's too costly we would prefer to just get the bedroom done and deal with the on suite later. For this room we would need dry walling, electrical, flooring installation, painting and a slight bit of framing to separate the possible on suite from the bedroom.
Our house is approx. 50 years old and is too small for us. We would like to expand (depending on costs) either up or out or both.
Our kitchen and main bathroom need a complete renovation regardless of whether or not we are able to expand the size of our home. Our basement is newly finished and so we only need to work on the main floor. We have hardwood under the carpet that we would like to get re-finished if it is still in good condition.
We had the siding done 2 years ago and all new windows (except basement-which need to be replaced), so the exterior is basically finished (unless we expand, of course).
1) Replace carpets on upper floor of condo - three bedrooms, hallway and stairs to main floor
2) Install pot lighting in basement (has a finished ceiling and no current installed lighting
3) Repair hardwood floors on main floor - dings, gauges, scratches. Have some spare boards from when install was done but may not be sufficient
4) Replace railing - metal railing (one continues piece) that runs from the basement up to main floor and then up to second floor
* may only do some of these items, depending on cost and determination of cost versus return on sale
We would like to get a quote or estimate on renovating the upstairs area our 20 year old house.
Ensuite:
1. Replace the bathtub/shower with a walk-in shower, replace taps etc
2. Replace vanity and counter top, similar in style to the kitchen
3. Replace sink and faucet
4. Replace flooring.
Bathroom:
1. Replace existing bathtub with a soaker tub, replace taps etc

I'm looking to complete my upstairs renos in order to move out and rent it out. I've attached some pictures to hopefully give a rough guideline as to what I would like done.
Here's the itemized list:
- Knock down wall and remove upper cabinets (possibly move cold air intake)
- Install new hood fan
- Re-stipple kitchen or remove stipple in living room and paint ceiling
- Install crown moulding in kitchen
- Install new backsplash and counter tops with raised bar
- Possibly keep cabinets and use a refinishing company (looking for opinions on this)
- Complete bathroom reno: Replace flooring, toilet, vanity/sink/faucet, tub/surround, re-drywall around tub and ceiling, relocate light and put in new fixture. Extend shower plumbing upwards and install new faucet. Paint bathroom.
- Some new doors/knobs as well as painting current doors
- Several new electrical outlets
- A few light fixtures
- Possibly paint 2 rooms (I haven't finished them yet)
- Vinyl floor for upstairs laundry room
- Possibly install 2-3 closet doors

I recently purchased an older 1970's bungalow house and would like to remove walls connecting the kitchen to the formal dining living room space.
I took pictures of the bungalow as well what I would like to do. The layout of the houses are exactly the same but the new house has the walls taken out. Pictures 1-3 are the old bungalow and picture 4 is the finished product and the rough beam locations. I suspect the locations of the beams is very very similar.
For this project I would like the:
- walls to be removed
- add critical supports where required,
- re route the electrical for the island as well as the kitchen
- re route range hood vent for new range location.
- finishing touches such as new drywall, kitchen, new ceiling, flooring etc. are not part of this scope of work. that may be done later, depending quality of workmanship and budget of this project.

My house is approx 1050 sqft (27X39), bungalow built in 1954, there is no weeping tile in place. Water is coming in where the floor meets the wall. I am torn between interior vs. exterior weeping tile since the basement is unfinished. There is a large concrete porch that runs along a third of the back of the house and a sidewalk that runs along another side. A sump and pump were installed last year.
The main floor of my home is approx 800 square feet an built in 1914. I'm looking for am experienced contractor to install a weeping tile system and a sump pump and then insulate the concrete foundation from the exterior of the house. I also need the foundation of a 200 square foot addition to be repaired using a frost wall.
We just purchased a 2700 sq ft house that is built on 1993. Its interior is pretty worn out and outdated. We are currently thinking of:
1. Replace the floor covering of the entire house.
2. Renovate the kitchen.
3. Renovate 1-2 bathrooms and the laundry room.
4. Repaint some of the area of the house.
5. replace or repair the railing.
Current flooring is a mix of ceramic tile and carpet. Several areas of floor both main and upstairs have very annoying squeaks snaps and cracking sounds. Absolutely want to get all the structure looked at and repaired to eliminate noises.
