We are looking to do a beautification of our backyard. It is currently landscaped with our deck, patio w/ hottub, fence and grass.
We would like to
- Add greenery to outside edge
- Add a natural looking water feature (no square bricks, all natural)
- Possibly remove all the grass for artificial
- Possibly a putting area
- Resolve any drainage issues.
- The side of the house has an interlocking brick path that will need to be redone to fix drainage issues.
- There is a small tree in the front we would like to have replaced with something different.
- Extend the driveway in the front

I have a roughed in bathroom in the basement that I want completed. Toilet, sink, and tub/shower are roughed in. Waterlines have been run but need to be re positioned and attached to manifold. I will supply the tub, vanity and toilet and fixtures just need someone to install correctly and do all the hookups. There is a vent roughed in for the bath fan just need ducting work to finish.
Need laundry room moved to ground level from basement. All plumbing at new location is accessible through the wall and underneath via crawl space (house is a four level split). Main water manifold is just the other side of wall where I wish to move the laundry room as is the main toilet stack. In new laundry need to install bath fan (would need to cut through exterior wall), water lines (in a box in wall preferred), washer drain, dryer venting to exterior. Considering additional (please quote as additional and separate from main quote) dog wash station, thinking of using a shower base so plumbing would require floor drain and hot cold water. I would supply the base and faucet etc. Moving of the laundry room would also include the removal of existing plumbing. If possible as part of this quote I would like the dryer and washer electrical relocated as part of this job, if not I can get a separate quote from an electrician.
I would like shut offs installed as part of any supply lines installed as part of this project (bathroom and laundry room).

3 projects
1. I am looking to replace the main structural beam in the basement - a new pad and post will have to be installed as well. Also some repair to some structural issues with some joists. The house is almost 100 years old and has an old fir beam in place right now. I have an engineer looking into the specs for the beam.
2. I am looking to replace a bearing wall with a beam roughly 14-15 ft in length on the same line as the main basement beam.
3. Remove what we believe to be a minor bearing wall on the second floor - the roof is stick framed so we belive most of the load is on the outside walls and replace with a flush mount beam - roughly 15 ft long on the same line as the basement beam.
We will have most of the demolition done and are looking for some one that can take it from there as far as the structural work is concerned. Also looking for someone to advise as to any further code required structural work while we have the house gutted, as the house is almost 100 years old and was balloon framed.

1000 sq ft basement, framing one three walls of the bedroom the other wall already framed, frame an entire bathroom, living area already framed, framing of kitchen area (only one 8 ft wall for kitchen), install plumbing for kitchen and bathroom, includes creating another drain in foundation. I would like to have the walls drywalled and taped and sanded, will do the painting myself.
Electrical outlets done, may need to add more or move some of the existing ones. need electrical wired for stove. There is enough panel boxes to support extra electric.
Would ask that you do flooring in bathroom. I would do the flooring myself in the bedroom, living and bedroom.

Basement is approximately 800 sq feet. The exterior walls have been framed and insulated with drywall on most including a wall splitting room in half. Plan would be to have one half made into a bathroom with a room that could act as a bedroom or family room. Other side has furnace a laundry so looking at framing in furnace. Allowing for storage plus area for laundry.
Up stairs I need to renovate one bathroom. Currently there is a large tub but no shower. There is not enough room for separate shower so looking at incorporating current tub into a shower as well.
