My house was built in 1967. It is three-level side splitting with one side of brick siding and the other wood siding. Wood siding is currently in bad shape. I want to change it to vinyl siding. Windows and doors are all original, and definitely need to be replaced. There are 10 window opennings with one bay window consisting of 5 pieces, and two doors to outside. Basement and ceiling need better insulated to meet energy saving requirements. Eavestrough needs replaced.
I would like to have a local contractor(s) to be able to come to check the house, provide with a break-down written estimate, and do a quality job with clearly spelled out warranty. They should be around in business for a long while, reasonable in pricing, and having recent record of similar work done with satisfied homeowners.

Just bought a small office building in Hamilton. 3 storeys, the building is 46 x 80. I need tiling for the corridors, drywalling in some places, renovation of 2 bathroom, painting. I need a contractor with experience in commercial buildings and who is a bit of an architect as I will need ideas on how to divide the rooms. The work will have to be done from July.
I am looking to turn a basement workshop area into a home office. There are two outside walls that need to be drywalled, a ceiling needs to be put up, and carpet needs to be put down. If budget allows, I would also like to turn a space that goes into the furnace room into a closet for storage. I've attached a picture that shows the size (approximate) and configuration of the room.

Hello. My wife and I have decided to update, and complete our home.
The tasks at hand are our priority, and we have future plans that could be incorporated if the current projects are done well.
The house is a War era 1940-50's 2 bedroom bungalow on the East mountain. Approx 1000 sq/ft. Brick Exterior. The Front of home is Brick lower, and vertical wood boards.
This is what we would like to have done currently:
Remove and replace the front and rear entrance doors, storm doors and frames.
Front entrance landing, railing and stairs to be replaced. Currently it is a 4 step poured concrete landing 6x6 feet, old steel railing. Would like straight replacement, however we are open to suggestion.
Basement windows to be replaced.
Interior work:
Main floor trim replacement throughtout. Door frames and baseboards.
Replacement of interior doors.
Drywall patching and finishing.
First floor Hardwood installation throughtout.
Kitchen countertop replacement.
Some cabinet replacement if our idea is practical.We would to move the stove closer to the fridge and have a better corner storage cabinet and work area.
Pantry remodel. Adding sliding drawers to an existing built in pantry which located over the stairs leading to the basement.
Basement toilet repair. Currently toilet is seated on concrete floor, and concrete around toilet base is damp. Possibly just a seal replacement?
Other remodelling projects that we would consider,
Front closet modification, door removal and turning it into more of a cubby/seating area.
Stucco the front of home, basically we would like to just replace the wood boards, or cover them with a stucco look, but keep the house brick.
Adding a carport to the existing garage.
Repaving the walkways around the home and the rear patio area.

We are in a condo apartment. We have an 8ft X 12 ft kitchen that needs to be updated. We want to replace all the cabinets and counters, and move appliance hookups. The stove and range need to be moved, so new bulkhead built and ducts to connect to the system, and the dishwasher moved also (some plumbing). We are not replacing the floor. There are 2 entrances to the kitchen, where the current cabinets and appliances make an "L". Opposite to the cabinets, there is a wall with no cabinets in the shape of another "L", between the two entrances. We want to knock out the long part of that wall, and put in cabinets and countertop. Preferred material for cabinets is wood, and nice laminate for countertops for cost reasons, but would consider other products if the price is right. The L wall that we want to knock out is adjacent to a hall, with another L wall dividing the dining room and common area. We want to knock out part or all of that wall, without changing the flooring. This could include knocking part of it out, fixing the bit of flooring, and then putting a pass through window in the other part. This will need a bit of electrical to move light switches and intercom.
We are interested in knocking down a hallway to make main floor open concept; neighbor did same thing so know it is possible. Curious what cost would be to do this as there is a return vent that would need relocating. Also, interested in use garage space to move kitchen into to gain more space on main floor as it is small. would appreciate cost on doing this. Thank you

I'm looking for a handyman/painter/service to perform the following work in a 2nd floor apartment (plus attic bedroom), in a Central Hamilton triplex (rental).
The apartment is approx 1,250 square feet and requires the following work:
1) Painting all walls, ceilings, trim and doors throughout the entire unit (including some minor prep work and taping of some patch work and a small ceiling that has already been completed)
2) Priming and Painting of 2 stair cases within the apartment (a carpet runner may be installed after)
3) Installation of baseboards in the attic bedroom area
4) Installation of ceiling/crown mouldings in 3 or 4 rooms
5) Refinishing (sanding and staining) 3 hardwood floors in living room and 2 bedrooms (or I can sub this out myself - already have quotes)
6) Installation of flooring throughout kitchen, bathrooms and main hallway (likely laminate strip or tile flooring)
7) Replace existing kitchen counter and back splash, and paint existing kitchen cabinetry (some prep work required)
8) Reglazing of the current bathtub and kitchen sink (or I can sub out - have a quote/company already)
9) Remove a subfloor in the enclosed back porch area and replace with new plywood (pet damage with existing subfloor)
I will purchase and supply most or all materials. I have already purchased the paint and it is ready to go. The apartment is currently empty.
I'm willing to hire a painting crew seperate from the other renovation work if necessary.

I have a small bathroom on my main floor that is an addition on a 60+ year home. My ceiling and/or roof is too low, I would like to make more head room. I need the bathroom redone from top to bottom including plumbing, there is a 6' standing cast iron drain pipe in the basement below the bathroom that needs replacing. There is an enclosed claw foot tub that may stay or go depending on options.
I live in a 2 year old house and have my laundry on the 2nd floor in the living room area.
I would like to move this to the basement. There are not currently any hook ups in the basement, but the electrical panel is beside the location where I would like to install the laundry. There is no vent to outside so that will need to be made. Water line can be taken from basement wash basin and is beside new laundry location.
After moving the laundry from upstairs, I would like to remove the ceramic tiles and finish installing the remaining hardwood flooring. Area is approx. 6ft x 3ft.

I'm looking to have 3 walls removed in a 2-storey house. All of the walls are on the ground floor.
Attached below are pictures of the walls in question (don't mind the tenants' clutter, as they are moving out this month).

We have a single floor bungalow with an unfinished basement. The house (according to the home inspection) was built in the 1930s. It has had upgrades to wiring (copper 100amp) and plumbing (copper).
We primarily want to:
1) Take down or open up a wall between two bedrooms
-The wall is about 10ft long and 9ft high (estimate)
- The wall has heating ducts that need to be relocated
- The wall has electrical outlets that need to be relocated
- We do not think that the wall is load bearing however we do not have house plans to verify.
We also would like to:
2) Add an electrical outlet to a wall in the kitchen. This wall has no outlets but it has a light switch.
3) Fix or change 2 windows (approx 33x65in) so that they can open up and accommodate windows air conditioner units in summer

We purchased our 1920's home 2 years ago. The previous owner made some updates to the kitchen that included walling off access to the kitchen from the hallway. He wished to maximize the cupboards in the kitchen and decided the access from the hallway to the kitchen could be a source of additional cupboard space.
We have decided we could get by without this additional cupboard space and would also like to have access to the kitchen from the hallway. Currently we must access the kitchen from the dining room.
The job would involve removing the cupboards blocking the hallway and doing trim work for the new hallway configuration. We realize there may be issues that are not apparent to us since we are not renovators. We think carpentry skills would be an asset for the job.

I need a wood stove removed and the wall capped? Not sure is required as far as safety goes, but whatever else needs to be done to make it safe. Also, we MAY want the brick that is sits on removed as well.

As the title describes I am looking for quotes to renovate an old bakery into residential units. The building is currently vacant (which should help) and has modern wiring.
Attached are the rough floor plans - in total there will be 7 units. They will all be similar, and hopefully that will help with the time/cost.
Please include an estimate of the entire job, except for:
1) Flooring
2) Outside Doors/Windows
3) HVAC - we are planning on using a Fan Coil for each unit.
Special Considerations:
1) We would like to include sound proofing channels between 1st and 2nd floor between the drywall and rafters, and higher density insulation between the units for soundproofing.
2) The quality should be "Mattamy Style" - except that we would like to use quartz counters (please include the extra cost associated with this in the details)
