I have a 2 storey home with a kitchen ceiling that is angled from 96" on the outside wall up to the top of the 2nd storey on the inside wall. I would like to take out the wall between the kitchen and dining room - this wall is located underneath the 2 storey high kitchen wall (the bottom half). The wall runs in the same direction as the floor joists and the opening will span just under 12'.
I also have 2 skylights in the kitchen, and we believe there may be a leak in one of them because the ceiling is cracking. This needs repair along with the removal of the popcorn texture.
The main support beam for our carport/2nd floor balcony has rotted out. We will need to have the beam replaced as well as any other rotted plywood and ceiling/floor boards, hopefully before the bad weather sets in. The balcony railing will need to be removed or replaced and the slope corrected with new eavestrough. Ideally, I would like to see the job priced in stages, with a go/no-go decision option at each stage.

Hello, We have a wall with a window in it that separates the kitchen/dining room and the living room. Its about 5 feet long. how much would this cost to cut the wall to waist level (will make into a island after) and replace with support beam? There is an electric plug and a cold air return in the wall as well. But its at the bottom of the wall so it wouldn't be touched.
Looking to open up the wall between my living room and dining room in my home built in 1903.
The wall is 10' tall, 10' wide, with an opening 7'x6' - all drywall. The flooring in both rooms is wood laminate.
End result, I'd like the wall taken down and the remaining ceiling/walls are clean and ready to paint, and the laminate flooring is able to be easily slid over to fill in the space.
We got an existing 62 yrs home that's a 2 storey 4 bedroom home, 1600 sqft, all brick, we're looking at doing a complete make over from top to bottom. We think the home maybe leaning so we need someone first to verify this and provide advise. After that process, we'll eveluate and move forward with the renos.

Hello, I would like to remove a window (53”x27”) from my kitchen and turn it into a wall so I could move my stove there and add cabinets. Also need to move a floor register/vent. I have a fire protection issue that I hope you can help me with. My wife and I own the two semis . Both buildings were renovated top to bottom in 2017, and are now fully tenanted. We are looking for a contractor to help us meet the requirements of the HFD.
In both, the furnace is framed in within the basement apartment, having wallboard on the outside (apartment side) of the walls, and normal interior doors for access. I am looking for a contractor who can install wallboard on the inside of the walls and on the ceiling, and install doors with 20+ minute fire rating.
Further, and most important for the City, we'll require a set of drawings and a building permit for each furnace room. The HFD officer in charge of this process said that he can stamp the drawings, and that his stamp will speed along the building permits.

We are the owners of a three bedroom house that currently has an open family room area that would we would like to close off to form a fourth bedroom. The wall is to be floor to ceiling (standard height) and 9'3" long. The door will need to be a pocket door, as we will be creating a hallway by putting up the wall and we would like to maximize space. I am planning to buy an older 1920-30s era craftsman style two story home in Hamilton. It will need new wiring to replace mostly knob and tube wiring throughout the house upgraded to minimum 100 amp service. I will also need plaster work to repare any resultant wall ceiling holes that were required for the electrical upgrade.
I will allso need to have galvanized plumbing pipes replaced with copper to have better water pressure and remove old galvanized. I am also concerned that piping for the hot water radiator system might contain asbestos and wondered about if I should replace it putting in new pipes and a new gas boiler.
It will need a new roof soon as well.
One of the brick columns that hold up the front porch need major morter pointing work as well. The house is about I would say 1400 square feet not including the basement.
Would anyone be able to give me an approximate cost for these repairs, replacement so I can asses if I can afford to buy it and still have 20-50 thousand to do these iessential upgrades.
