We bought a home this year on mississauga road and we have an existing 2 car enclosed garage that we want to extend to a 4 car enclosed garage. we have ample space at the back of the garage. We also want to add a terrace with the master bedroom, maybe on top of the extended garage.
We need to know what all formalities do we need to complete for such a project. Do we need to get approval?..How long would it take?...We need a luxury home designer to can propose some plans or ideas....Please contact asap as we would be leaving Toronto in a week.

Have a raised bungalow, only about 4-5 feet is below ground level. Wondering the cost it would be to add a walkout entrance from the basement to either the side of the house or into the garage. - 8 feet distance on either side of the property to the neighbour.
- The back of the house is organized as:
Living Room -- Dining area with Patio Door in the middle -- Kitchen
- Site plan/drawing available
I am planning to add 10 feet to Living and Kitchen and from the Patio extend 20 feet for an aesthetically looking sunroom.
I also like to remove load bearing pillar between the living/dining area to make it open.
I plan to create a separate entrance to the basement from the backyard.
The basement is full - Unfinished.
Please advise of:
Having a crawl space in the extension or basement dug out with Pros/Cons and which is best to maintain heating/cooling.
How long it may take to receive the permits.
Any negative impact on home insurance due to this customization. I will inform the insurer of the extension.

What is a good time of the year to do this type of work.

I have a bungalow, the front door is about 3 inches above the front concrete entry slab at ground level. There is a brick wall to right of front door (about 8ft long, in the picture the front of house is from the right). I am thinking of making a bigger front entrance since the entry now has no closet and there is little room. Stairs going up and down from landing. I'd like to build a little addition along the 8 ft wall and out from the wall by about 6ft. Complete footings, new good solid door and large window with small opening for breeze near top. Top to bottom about 14 ft high with tie in to existing roof line. So approx size is 8ftlongx6ftdeepx14fthigh. The house brick is a light greyish colour so the addition needs to match or look decent. An wanted a closet in the new entry. Also the new entry would be from the side of the addition not front. I provided a rough drawing. red is new added walls the line on the far right is just to show length. The black wall on the left needs to be removed though it is now mostly glass and a front door.
I am trying to figure out if I can afford to have this done. At the same time I wanted to redo the driveway which is asphalt and about 4 car lengths by 2. It needs to be be dug out and redone so that drainage issues are fixed and sinking spots are fixed.

(a) I assume that there is NO costs I shall incur for you to provide me a written estimate for it.
(b) Immediately (to be completed in First (1st) week: I want get roof support using four by four support beams to be completed in First (1st) week,
i.e. Installation of 04 support posts to support porch roof (using 4"X4" 12' pressure treated lumber).
(c) The remainder of the work may be done later, since using materials (and labor) during low-temperature may cost more.
2) Immediate First Project-Work: Reconstruction of Front Porch of Residential property. It is located near Airport and Morning Star in Mississauga, Ontario.
(a) Brief Scope of Project-Work:
- (i) Support roof using four by four support beams to be completed in First (1st) week.
Installation of 04 support posts to support porch roof (using 4"X4" 12' pressure treated lumber);
- (ii) Demolition of concrete structure of porch, steps and front sun room;
- (iii) Rebuild structure of porch and steps using cinder blocks;
- (iv) Fill with cement;
- (v) Parge cinder blocks to create a finish surface;
- (vi) Rebuild sun room and reinstall iron railing.
