Dear Sir:
I would like to set up an appointment to secure a written quotation to do a full basement renovation of my 45 year old semi-bungalow.
The basement is approx. 950 square feet.
It will need:
New furnace
New hot water heater (tankless versus large tank prices)
New electrical panel
New wiring
Plumbing
Sump pump
2 bedrooms
A bathroom with shower (not a tub)
Laundry room
Small "Dark Room" (for developing film);
Family room
Small workshop
Storage room
The basement is still original -- unfinished with DIY wiring & plumbing from the previous owner.
I have a basic layout in mind already but would welcome additional solutions.
I will require a written quotation to present to the bank for a home equity loan, along with references (most recent job and basement reno customers of similar type houses).
I plan on beginning the work immediately on obtaining the financing.

I am building a 432 sq.ft. extension to the first floor of my 2 story house. I would like an estimate of how much it would cost to complete the project, with a breakdown of each construction phase cost, i.e., basement, framing, roofing etc..
Additional detail: Basement shall be insulated (dry-walled, open-unfinished). Roof is Unicrete concrete tiles on existing house (see attach pics), but will consider matching alternative material. Siding is stucco. Flooring throughout may be vinyl.
Contractor shall acquire necessary city permits, should be certified, bonded with liability insurance and WCB coverage for all construction crew and subcontracts.
I have attached a copy of the building plan. Please let me know if you require more information, or need to view the property.
My budget is $85K - $120K.
Thank you.
We are looking to renovate our 1970s 2 storey house. The house has about 1600 sqft and 4 bedroom upstairs. Want to blow out the fourth bedroom and combine it with third bedroom to make it a bigger master bedroom with ensuite washroom. Need to pull sewer and plumbing from basement to upstairs and wanting to put stackable washer and dryer at the same time. Flooring needs to be done in entire 2nd floor. Additionally, want to replace the flooring of 1st floor and do minor work to make thinks pretty. The basement is unfinished and need a legal basement suite (small kitchen, 1 bedroom, living room, bathroom, etc.) it does have a separate entrance.
Good afternoon, we are in need of a good, honest, hard working, contractor that takes pride in his or her work, to give us a honest quote for are basement renovation.
Our renovation will incude the following:

Relocation of furnace
Relocation of hot water tank
Tying in the sink and dishwasher drain to the main 3" sewer drain
Putting in or a separate breaker box for all the electrical in the basement to run into ( the one on the main floor is full)
I would like it noted that all of these stated above are being relocated into a good sized utility \ laundry room for future easy accessibility
The relocation of the basement stair case (if possible lighting built into stair case & storage cubbies on the out side wall of stair case)
Tearing up some of the concert to run the plumbing
Filling in a couple windows and insulation of new ones for the other windows
Big master bedroom and bathroom
Big guest bedroom with own bath room
Laminate or tile flooring throughout the basement
Our vision for the master bedroom
A big master bedroom that will have a partially open concept bathroom in it divided by (double sided natural gas fire place wall in the middle of the room one one side or the wall there will be a 60" TV mounted on it with built in cubbies for sati-light and xbox above the fire place, the other side will have ether a bowl style soaker tub or a make up vanity (noted support beam will be in side fire place wall) and along one side of the walls that goes the length of the room will have two or three ikea wall closets built/framed in that wall the other wall running length wise in the bathroom part of the room will have a a double sink vanity the end wall will have a good sized tiled shower with built in bench and cubbies for soaps and two shoer head and if there is room a framed in towel storage cubbies on ether side of the shower then i you turn to the wall on your right we are hoping for the room to put a pocket wall door that goes into a small room with a toilette and urinal.
We have an idea of what we want for the guest bedroom but are open to ideas on it if needed are idea does include the hiding of the supporting beam / jack behind a corner electric mounted fireplace wall with a TV mount and electrical outlet and place for components above the mounted electrical fire place.
I have tried to make our vision as clear as possible and I hope you can see are vision and want to help us make it a reality! we hope to here back for you if you think you are a good fit for the job!
Thanks in advance.
The key to this project is I need to begin asap and finish asap. I am a month behind and renting this suite is my priority. My grandparents build this home in the 50's therefore, you could imagine it requires some renos. The plumbing is the major issue as no water has been running in the suite for 15-20 years. The bathroom is the main project as it is small and use of space is limited, it will require a full demo/reno. In addition, the kitchen will require some tlc as well. I would like the countetops and cabinets replaced. I may have some cabinets that will work however, I will ask the pro. In fact, I do have most of the materials to complete this reno therefore, labour is most of the work. I am looking for experience, professionalism, perfectionism and some one who will stay on budget with a tight time line...creativity is a bonus. Think you have what it takes, please contact me.
bsmt floor is not level, nor is it "square", the house is 1990, there is carpet half way up the wall... I think there may have been a leak before I bought the home, after i moved i noticed a bubble in the wall in the bsmt...(my fear is that there may be mold). There is not much more info i can provide.
I have recently removed kitchen cabinets, need refurbishement done to drywall and plaster before new cabinets installed.
Seeking to get this done ASAP as it is holding up reno work and delaying my move in.
Please let me know if you can assist.
If work done well, second scope of work will include basement completion.
Would like help getting ideas to open up a small bungalow kitchen/living room. Kitchen would include all new cabinets, as well as dinning room cabinetry. Opening up kitchen to dinning roon and living room. Pot lighting, and ventalation. Basement is a remodel. Down to mostly studs now.
House is in Ottwell and Built in 1965, and 1400sq ft.
We just bought new house and needs the basement developed.
These are the options we can choose one base on the price.
1 bedroom, bathroom, rec room and fire place
2. bedroom, rec room, bathroom and work out room
3. bedroom, bathroom, fire place and theatre setting
Thanks
Edward
Hello,
I am looking for approx. quotes before calling in final contract. I will attach the approx layout and specs. There are some notations on the drawing in regards to specs for flooring etc and would draw you to read the list of specs on the word document instead.
I take ownership of a new infill house on July 6th that we would like to have a developed secondary suite put in. We are looking for some initial quotes on approximate cost and specs as attached. During the negotiation process on the purchase of the house we received a layout that for the most part we like but may wish to extend the bathroom a little bit to create a larger vanity/linen room concept. Note that a secondary furnace is already installed and the furnace room is exposed with just basic framing. There is a door at the top of the stairs for the separate entrance and if you turn the corner would go up the stairs for access to the main dwelling. Attached are also some specs that were part of the basement completion.
We are in the process of choosing a brand new home in southeast Edmonton and want a fully finished LEGAL, 2 bedroom basement suite. The basement is approximately 1000 sq ft. We would get possession of our new home in approx 10 months and would want the basement reno to begin immediately upon possession BUT we need to get quotes now so that we can apply for financing.
If you are experienced in building legal basement suites and this is a project you are interested in bidding on, please contact us.
Please note that we are on a tight timeframe to get quotes because our lot is only on hold for 20 days.
Thank you!
Hello,
I'm looking at getting a legal basement suite in place. I'm in need of a small kitchen and a secondary furnace installed (plugging vents to basement from upstairs furnace and running new venting). The current basement ceiling is the drop/t-bar kind so will make all the work easy to do. I would like this to be replaced after all necessary electrical/plumbing is done. I want the res bar with fibreglass insulation installed for drywalling the basement ceiling.
I would also like to open up a small closet and be able to route some water/electrical to install a stackable washer/dryer upstairs. Lastly we would like to open up a whole in the exterior wall to allow for a door to be installed that heads straight down to the basement suite with a framed wall between the two doors to create the separate entrance.
There is some additional plumbing work that I'd like to have looked at as it was done poorly during some upstairs renovations.
Please e-mail me with a rough cost estimate and possible start/end times.
Thanks!
House is a 950 sq. ft bungalow. I need to add a second furnace for the basement suite and relocate the washer/dryer to be closer to the water tank and furnaces. So actual suite space will be approximately 775sq. ft
There will be minor demolition as there is a small living room but I can demolish.
I would like to have a quality closed cell subfloor for warmth and moisture control. Floors would be tile in bathroom and possibly kitchen. Rest of the suite would be an engineered wood. There would be 2 BRs so enhancement of existing windows to meet code for egress. Install 4 piece bath. Want soundproofing between main floor and downstairs so open to either a drop down ceiling or a drywalled ceiling with potlights.
I'm purchasing a new rear detached house, I will be getting my keys in two weeks. I want to start developing my basement for rental purposes. I have the side entrance already built with the builder and also have a two bedroom basement plan designed by Landmark Homes.
Please see the plan attached, I would like to get a quote for the legal suite basement development for the plan that is already there. I also welcome you to give any recommendations or better plans.
Washroom rough and Insulation is already completed by the builder.
Here is what we are looking for basement Development:
Quartz Countertop(kitchen and washroom)
Softclosing cabinets, Drawers
any material that you recommend for moisture issues for flooring and sidewalls?
Viny Plank flooring in Living, kitchen, stairs, bedrooms
Tiles in Washroom
Sound proof material installed between basement and main floor
permits
furnace - heat air ducts running to the floor not to the ceiling.
We have an existing basement suite (approx. 700 sq ft) that needs to be upgraded to meet city of Edmonton requirements for a legal suite. City inspection has been done, and project includes drywalling of ceiling and mechanical room, installation of door, installation of smoke detectors, window replacement, painting, and possible flooring replacement. Please provide references.
Numerous improvements needed to create a legal basement suite, partly due to poor work done by previous homeowner. Projects include moving the breaker box, expanding windows (possibly includes window wells), expanding doorways, installing independent heating system for the basement. Would appreciate help with development and construction permits.
I have a small, finished basement in Dovercourt neighbourhood which experienced flooding in June. In response to that, 2 feet of drywall & insulation was removed throughout, as well as flooring, baseboards, door trim.
I'm looking for someone to rebuild my walls and re-paint the walls before I install my new flooring. If possible, walls and painting finished by Oct 18, but I would consider other proposals. After my flooring is installed, I need baseboards (2.5") and door casings supplied and installed.
I have some amounts to give an idea on the scale of the job.
Exterior walls needing insulation and vapor barrier: ~80 feet
2 ft Drywall: ~ 230 linear feet
Painting the walls: 2250 square feet
Baseboards: 182 feet
Door casing: ~ 80 feet
Note: some of my interior walls between rooms were built with insulation between the drywall as well. I'd be interested in replacing that as well.
I also have 3 regular doors, 3 double bifolds, and 1 single bifold doors that were detached. I'd be interested in having them re-painted and re-installed as well.
Finally, if you are willing, I have a vanity in the bathroom which needs to be reinstalled (with water supply and drain reconnected), plus a few wall-mounted fixtures like a towel bar to be reinstalled in the bathroom.
I look forward to working with the right contractor.
