Hi. I am a homeowner in North Delta looking to replace our existing deck with a deck that is roughly 15 feet x 30 feet that includes within those dimensions a stairway (with lighting) that drops 5-6 feet down into our backyard. We would like half the deck covered by a peaked roof that ties into our home (with pot lights and a fan). Clear tempered glass railing with a privacy aluminum railing on one side. Flexstone flooring (system x - textured stone).
Replace fiberglass deck with vinyl surface.
Replace rotted out plywood under fiberglass.
Replace rotted deck posts and some rotted joists.
Replace wooden railing with aluminum and glass railing.
Install aluminum and glass awning / canopy over part of deck.
Repair some rotten wooden trim around house.
House is 1960 - Deck (see picture) is rotten; we need to replace existing deck with similar sized one with stairs down to another deck at yard level, where we'd like to have a hot tub...so need some sort of electrical stuff done there I would imagine.
We are open to your design ideas as are fixated that only what exists is what can be created because of the access to the basement downstairs.
Basic basement-entry home in North Delta with old 16'x8' typical deck off of the dining room at rear of the main floor. This deck is about 5.5' off the ground. I will remove the old deck. I want a 20' x 12' deck off of the main floor with steps down to a 16'x8' lower deck with a notch at one corner for a hot tub. This lower deck will only be a couple feet off of the ground with no railing. At this point, I have not yet applied for a permit for this project. I am interested in getting a ballpark figure before proceeding with the permit process.
Deck is 30 years old and needs all deck planks replaced with pressure treated wood decking. Several of the cross braces underneath need to be replaced as they have rotted over time and allowed the desk to sag at one end. Upright supports are all stable 4X4 cedar on concrete footings. Deck railings are in good condition.
Deck is joined to the back and runs the full length of the house - there are two rectangular sections – one off the kitchen with access through a glass sliding door and a second rectangular section with a step down to flush with the glass sliding door entrance to a sunken family room
Dimensions are:
1st Section is 7ft wide by 22ft long and step down section
2nd step down section is 9 ft by 14 ft

Need to remove old plywood sheets from the deck and add new ones. Deck is approx 20' wide and 12' long. House is about 25 years old. Nothing has been done with this deck in years. We just removed all the fungii that was living on it. Other suggestions other than plywood is welcome.
We will buy the materials. We need the contractor to put the plywood in.
current deck projects 8 feet from the back of my house (on the second floor). It is about 20 feet wide. The area underneath is is a shed.

I have one deck and a patio, both done in wood. The deck framing itself is in good shape may need a few of the joists replaced due to dry rot, but the wood decking is no good to a point where some areas are unsafe. The deck is framed in on 12" centres, originally I was going to put the hot tub on the deck. Next there is a lower wood patio surrounding the hot tub that is set on wood supports that I used old dunnage to build, now its totally rotted out. the whole thing was was built in 2002. I want to make a couple design changes and up grade to a good quality composite decking.
