Basement Bathroom Cost

I have lined up a bathroom installer but feel they are not giving me enough information.

They did not suggest getting a permit. They gave me an estimate that did not itemize cost of work and were eager to get the first installment start without offering a contract.

I drew up plans and got the the permit myself. I bought all the fixtures. Now I wonder if I should arrange contractors myself. (I'm retired and have lots of time). Good or bad idea?

Hello, you re right to be suspicious. The permit is your way of making sure everything is done to code. It is very difficult to trust a contractor that doesn t get a permit or doesn t give you an itemized list of the work that will be completed, along with associated costs.

You can arrange the trades yourself, just make sure you do your homework on them and get references.

Also, do not pay for services in full until everything is completed. With bathroom fixtures, always hold a percentage until all the fixtures are installed and working properly.

Good idea. now that you have Plans, and Permit just invite a few contractors to give you detailed Estimates through TrustedPros.

Obviously make them aware of the materials you have already purchased. Also be aware that all items that you have purchased , you are responsible for if something is faulty or must be replaced under warranty. Take your time and hire the right person...shop around.

Basement 3 piece washrooms including fixtures usually cost between 7 and $10,000 but everything should be itemized

I would definitely be cautious of any contractors that do not offer any type of contract, WSIB certificate and liability insurance. Look around and do your research on any contractors that you are thinking of hiring. Most companies will ask for a deposit up front to cover the majority of the materials they need and will ask for more money during the project as work is being completed ie. electrical completed, plumbing completed, tile work etc.

As you pointed out. Many red flags. Plus I always highly recommend getting multiple quotes. Most contractors will give you an overall cost. For some people, that's all they want to know. It's a personality thing. However, upon request, they should be able to show you the breakdown. So, if you're not in a hurry shop around for the right contractor for you. Get them to show you their quality of work. Get references if it's available. Word of mouth is still the best for finalizing who you want in your home and then you know what to expect. In the end if you get a warm feeling, then yes they would be asking for a deposit. Sounds like the contractor you spoke to was in a hurry to sell the job and skipped a few steps

No Contract run. Do you know if they are licenced, have insurance? Doing it yourself isn't easy as there is a lot you need to know and a contractor can offer you warranties. Be careful in who you find

Thank you everyone for your responses. The contractor additionally sent a canned e-mail saying someone was coming in a few days to demolish the site to prepare for the job. When I asked about the contract, he said I could sign it later. He was surprised when I said that starting the work would imply a contract.

I do believe I will take your advice and think about organizing the project myself. Thanks again.

You should feel confident in your contractor to complete the work to your satisfaction. Their are tons of contractors to choose from which makes it overwhelming. Most people go to Home depot or lowes for their renovations and and get companies like ours to complete the project.

Thanks for your comments Andrew. It is not easy to form a contract with assurance without doing a lot of research. For instance I am worried about insurance. It seems to me the contractor should provide proof of insurance and what is covered.

Being your own general contractor yourself can be a good idea if you have contacts and previous knowledge and good references for the individual trades.

If you are cold calling individual trades it could be a difficult undertaking that may cost you more in the end.

You will have more running around to do and deal with all the finger pointing between the different trades. Like previous post mentioned they won't warranty materials, maybe even labour since they could blame the material quality...

In my experience you deal with a lot of finger pointing. Drywall we blames framer. Taper blames both. Painter blames everyone.... Toilet /tub doesn't sit flush.. tile settlers fault.... and they may all be right, you're stuck dealing with it all.

But, if it all works out, you can save some money...
