Upstairs bathroom - move bath/shower to underneath window. Move sink and toilet to 3-4 feet to where bath currently is.
New flooring, tiling, lighting, fan, all new fixtures
Basement bathroom - remove small wall between laundry room and bathroom to make one large area. Level floor. New sink to replace what is currently a half sink and full utility sink. Install under tile heating. Tile floor. Box in water heater. Generally create better aesthetic. Change exhaust pipe from water heater that currently blows directly onto the patio seating area.
Depending on cost of each project may do upstairs bathroom immediately and basement bathroom early new year.
We live in a 1950's ranch bungalow and are looking to have our walk-out basement renovated. The finished space is approximately 850 square feet and has an office/guest room, a 3-piece washroom, and a wet bar. We are looking to update the appearance of the basement, while our main priority is making it more comfortable with insulation and modern building materials.
We would like to have it completed before Christmas (if possible) as we would like to use the basement more often, it is simply too cold to use regularly during the winter months due to its lack of insulation and older windows. Items such as lighting, doors, and closet doors would be needed as well. The basement is currently finished (was most likely done 30+ years ago) with wood panelling etc., it would need to be stripped throughout. The bathroom layout is fine, we'd simply like to update it with more modern fixtures. Our laundry room can stay as is. We currently have a newer laminate floor and some tile that can stay, as well as the broadloom on the basement stairs. We have a wood-burning fireplace that is no longer in use, converting to gas would be ideal though all depends on the budget for the "must-have's".

There is an extention on the back of the house where the stairs to the basement and the main level washroom is.
The Stairs are too steep and need to be remodeled. The bathroom needs to be removed from the extention and put in the basement.
The basement is currently not finished but plumbing for a toilet, sink and shower are roughed in.
The bathroom size would be about 6 x 4 and would not need to have a shower.
The basement bathroom is the only finishing we would want done in the basement.

We have a simply finished basement (rec room, bathroom, laundry room) that we'd like to renovate, creating a self-contained suite. We have a basement cold room (1/2 below grade) roofed with a tarred concrete slab that is leaking. It seems all leaking is happening where the slab meets the exterior wall of the house.
Here's what needs to be done:
EXTERIOR WATERPROOFING
- surface area is roughly 9'6"x10'.
- reslope concrete slab to runoff on south edge
- flash where the slab meets the house and garage, and side for runoff
- drip edge and trough to take water to adjacent laneway
- remove stucco on block foundation wall (9'x3' area)
- parge, repair and waterproof wall
- remove and redo paving stones, re-sloping and sealing (9'x3' area)
BASEMENT RENO
Enclose main floor side entry creating a private entry
- install one interior wall and door
- move some electrical to an adjacent wall (thermostat, lights)
Demolition
- cold room area is 90 sq ft with tiled flooring and one dividing wall
- demolish room removing the dividing wall and leaving only the framing. this room will remain unfinished
- main basement area is 600 sq ft; remove flooring, a built in shelf unit (10x4x3') and a few small walls and possibly a tiled shower enclosure
Construction
- in the 600 sq ft area build a small shared laundry area at bottom of stairs (relocation but near H/C & drains) and a private entrance to the suite
- possible removal of water heater tank and installation of high efficiency.
- possible relocation of water heater unit (adjacent to H/C and existing plumbing)
- bathroom and small corner kitchen.
Finishing
- low-med cost cabinets, quality laminate (faux wood) flooring w sub-floor throughout
- new lighting
- drywall, baseboards, painting
- 1 fire-door, 2-3 interior/closet doors
