I am looking for a reliable contractor to complete my basement apartment. I have already secured the permit and ready to start work asap. The basement is a partially finished basement. I am looking at bringing it to code and adding a bathroom additionally.
I am located near Eglington and Allen road. Budget is around 25K. Please PM.
We have a Toronto Building Permit and plans to remove a wall(s) from the first floor and a column(s) in the basement. House is 75 years +, single family detached brick shell - standard four square layout. Looking for quotes
1 . To do all that the permit and plans call for
2. Shaved down version. See attached 2 files.
3. Rear first floor wall off kitchen and all of basement
The beam(s) on the first floor are to be dropped and the ones in the basement are to be recessed. There is a current recessed wood beams (made up of mutilple 2x 10's (i am doing that dimension by memory) in the basement area, however the floor joist will have to be sistered longer at the rear of the house as the current wood beams go off on an angle at the rear of the house.
House is about 850sq per floor (basement, first and second) third floor is about 300 sq ft master.
Not looking for work to be finished, just roughed-in and permit closed. We will also take care of the demo and disposal once bracing walls have been installed.
We are price sensitive.
We want to lower the bsmt floor of our 1916 3-storey brick house by approx. 10 inches in order to achieve 6'5" below ductwork in bsmt - big parallel rectangular ducts that run perpendicular to joists. Existing "slab" is only 2-3" deep, was laid in sections (strips about 3 ft wide), appears to be comparatively easy removal. Soil surounding house is quite sandy, anecdotally heard very low water table in area. Centre of house is supported by two concrete pillars, approx 16" by 16" (suspect may be retrofit but not sure). Alternative to achieve ceiling height is rerouting ductwork, but believe too many 90 degree angles would be created thus are this option first. Additonally - as this is a CMHC "Plus improvments" project (financing has been secured but is not released until quote approved and work completed, we would pay in full at completion.) It is roughly 500 sq ft, it has a sewage sump that pumps up to the main drain. We don't want to lower the level of the furnace/water heater room, as it has a more substantial and more recently poured slab. If you are interested, we would very much like to hear your opinion and estimate.
We are looking to do some minor changes in our basement. Right now the basements is open concept and we are looking to add to wood doors (with framing etc.) in order to seperate the back part of the basement into a bedroom. We are also looking to add some basic shelfs to the walls in our laundry room / furnace room.
The basement was renovated last year. It's in great condition. Right now there's one very large bedroom. We think we could make better use of the space if we make the one bedroom in to two and possibly add a third if it can be done. The house is about 30 years old and is solid and in good condition. We're concerned with quality and we would also like the contractor during his work to remember the basement was renovated last year so we want the least damage possible done to work already done (new carpet/paint/etc.). We look forward to hearing from you and appreciate your consideration. Just noticed the post picture option below. Don't have any pictures right now, but can provide some if requested.
Looking for contractor/tradesmen who are priced in agressive - look for medium quality finishes on low-medium budget. Build new bathroom on main floor, 5-6k, medium quality. Build new basement apartment with new walkout door, 25k, low-medium quality.
I'm at leslie/shepperd.
Thanks.
Tom
Small basement apartment bathroom needs to be repainted and/or tiled. Existing bath/shower surround needs to be regrouted and silicone sealant refilled. A few loose tiles to re-cement. Holes in ceiling left from fan replacment need to be repaired. Additionally hole in upstairs bathroom ceiling to be drywalled.
Porch renovation needed old house in the beaches.
Looking at either redoing the entire floor / railing and steps in wood or durable material that looks natural.
Budget is limited but if you also are capable of doing basement renovation (putting drywalls / epoxy flooring / pantry and small bathroom) we can look at a doing both to save on costs.
Thanks
I have a two piece bathroom (bathtub and toilet) in the basement which is crammed and in the wrong location. I would like to move it (remove the one that's there, and built a new one on the other side), to an area close to the furnace. In order to do this, I need to relocate or redesign the duct work which presently occupies a lot of the head space, which appears to be mostly unnecessary. There is also a very strong sewer smell at times which I would like to have fixed.
I would be looking for someone to redesign the duct work. I do have a plumber that I work with, but depending on the price, I'm open to giving the job to someone experienced in all the different aspects of the job.
Thank you,
Tania
I'm planning to start a basement renovation project to be completed by March 2014. It is an unfinished basement that is 800 square feet; I'd like 1 bedroom, a laundry room, a washroom with a standing shower and a kitchenette in the living room areas. I'm working with a budget of $30,000-$35,000, which cannot be exceeded.
I'm looking for a contractor who is licensed, insured and has references when I request them. I'd like a company that will be reliable, transparent in communication and most importantly, respect my budget concerns without compromising quality work.
Thank you.
Hi
I have a basement room that had a flood.
It has been dryed, cleaned and the dry wall and carpet removed already, and now it has some dry wall to replace, (9x8 feet, 2 feet high) painting to do and floor to replace,
I would like a floor better levelled, on a DRYCORE, so that if there was another leak we don't have the same damage, a resilient Plank and tile floring ALLURE sounds good.
Can you make a quote if you would be able to work very soon?
Thanks
In order to update the duct work in the house, we took down the ceiling in our basement and the furnace room. The basement was a bachelor apartment before we started the work. We have the insulation but all other material has to be purchased. In addition to reinstalling the ceiling and building the furnace room we would also like to install a wall for a bedroom in the basement. If the price is right and the work is good we might also install laminate floors to replace the carpet and might re-model the entrance to the basement.
In essence, we are looking for someone who is good and very reliable and reasonably priced for this project and other work around the house. including possibly redoing the bathroom in the house.
We are looking to establish an ongoing working relationship with a good contractor who will priorities our work and deliver on time lines.
The basement is 90% finished with some rough in completed for the stove. Would like to design and install kitchen and including counter with seating area. Appliances needed to be sourced and installed along with a small closet that needs to be finished.
Soundproofing of the ceiling may also be included depending on the additional cost.
Additional projects may be added to the main house.
Budget $33,000
Demolish back addition (this is more like a small covered enclosed structure for the back entrance), supporting concrete walls below ground and foundation. Rebuild everything that was demolished according to city approved drawings. Addition is approximately 80 sf.
I already have all permits and city approved drawings for this work. Finish before Nov 30,2022.
Remodel, renovate, and upgrade small basement apartment to include complete bathroom remodel (toilet, flooring, new shower flooring, sink basin and stand) tear out old carpeting and install new; remodel shelving and 2 small cabinets; extent small closet including doors (and remove current old sink and cabinet), install new entry door, including door molding, re-do ceiling, paint walls, approximately 150 sq ft
Room Size: 14' 9" x 11' 4"(low ceiling 65")
Will require plumbing, electrical and air vent work to be done
Framing & drywall (wall & ceiling) and taping, plaster, and painting) only 3 walls have been drywalled. 1 remaining wall to be drywalled due to plumbing and electrical work.
Install pot lights
Finish/or replace stairs
Finish the entry way to the basement (remove panels)
Strip 3 walls of an aprox 300 sq f basement room removing drywall, laminate floor, partial ceiling and a bathroom with tile shower.
There is mold on baseboards and probably under floors as well due to water filtration through walls.
I would like to do this demo asap.
Please let me know of cost and availability.
I am not renovating, its just striping the interior walls and floors.
Thank you
We have just purchased an old home in the High Park area. I would like to have someone install a DriCore SubFloor in the unfinished basement prior to moving our belongings in.
The basement is 4 rooms and approx 800 square feet. We estimate it will require around 170 tiles to cover, however, I did read an extra 25% will be needed as tiles do need to be cut etc.
We are looking for someone interested in purchasing and installing these tiles the week of Sept 7 - 11. If you are interested please provide me with a quote and preferred timing.
Thanks so much,
Aileen
