The house we just bought is about 75-year old. Right now we are converting the house into a legal duplex: Main+basement is one unit and upper floor is the 2nd unit. Contractor must do the job according to the city regulation for duplex instead of single family home i.e. thickness of drywall and door, smoke detector and CO detectors, etc.
So far new concrete is already poured and electrical wiring is done. Wood studs have been set up along the walls.
What needs to be finished: Drywall, Ceiling with spot lights, Ceramic floor, A new 4-pc bathroom inclu. plumbing; Partition wall; Put new window and block an old one; Change doors; No electrican needed, owner has his own electrician to work with.
New basement floor, need the framing completed to complete electrical and plumbing. After that will finish celing per Toronto code with Z channels and then dry wall the whole thing. Need done soonish. Is 500 Square feet with easy location to load drywall through large window covered by board.

We would like to finish our basement. Two years ago we completed a home addition, unfortunately we were unable to refinish the basement at that time. The total square footage of the basement is approximately 1100 square feet. The addition component of that is around 500 square feet. The exterior walls are all insulated and ducting in the house was completely redone with the addition. There is a sump pump in the addition and the ceiling is 8 feet in the addition and around 7 feetin the old section. In the new section we would like to simply divide the space into an office area and a family rec. space.
In the old section we would like to put in a 2 piece powder room, guest bedroom, basic shower, and storage.
We would appreciate quotes on the total project as well as just finishing the addition section. We have some initial drawings if that would be helpful. The older section currently houses the mechanical room and laundry, both of which are adequate.

We are planning on partially finishing our basement this fall (approx 315sqft, 90yr old house), which would include insulating, pot lights, electrical outlets, drywall, and create storage closet. We need a tv/play space as well as a storage area. The walls are currently covered in panelling with 2x2" framing and the ceiling is open.
We live in Toronto around Danforth and Coxwell/Woodbine, in a semi. Our basement has a wide half-height door entrance from the backyard, as well as regular entrance from upstairs (but very narrow). The basement is dry and we don't need to waterproof from the outside. The height is acceptable and we don't want to dig down. Also, we'd like to do the demo ourselves, but need you to take care of garbage removal. The flooring would be done by us as well. If you need more info please contact me.
Our house is approximately 90 years old. It is on the end of a row of six and has three windows (newer) on the north side. The basement has never been finished and it sits on the water table. The mortar on the walls is crumbling, therefore a sophisticated waterproof membrane is needed, along with interior weeping tiles. It also needs to be lowered (by hand--not by jackhammer),waterproofed, and then refinished. There are two smaller rooms--one at the front and one at the back. The one at the front will be storage and also the area for the furnace and water heater, etc. The rear room will become a second washroom and laundry combo.
For finishing, we would like some shelving to be built into the walls, pot lights in the ceiling, and floor heating in the bathroom/laundry.

We had to rip out the basement apartment kitchen and wall (about 20 feet of wall) in order to install an interior weeping tile system to prevent an ongoing seepage problem. Now that's fixed (not a drop after several big rainstorms), we want to put the kitchen back in.
We are looking for about 12-14 feet of kitchen (simple cabinetry, single sink, electric stove, countertop). Also required: replacing the doorframe and door in the separate entrance to the apartment, as well as possibly replacing one window (in the existing location and size). Possibly include installation of stackable washer/dryer.
Finally, we are also considering the possibility of upgrading to 200 amp service, and re-wiring the house before (or while) we get the kitchen done in the basement.

Found some pooled water in the basement following a recent have rainfall. Water was only in one corner of the basement. I need someone to identify the source of the leak and make any necessary repairs. Basement is partially finished - the leak is around the part that is finished.
