I own a Penthouse condo on the Plateau in Montreal and I need some minor renovations done inside on the floors and around some doors. I would also like to change the bathroom cabinet and do a few minor renovations to the balcony (dress it up a bit) and the deck upstairs (terrasse).

I just recently purchased a split-level house. At the ground level (garage level) there is level 15 pyrite.
The ground level has a double garage, 1 bed room, 1 washer/dryer room, 1 bathroom and hall way.
Total area about 800 sf.
I need pyrite removal, and Reconstruction of the walls (since they need to be taken out to do the pyrite work?), reconstruction of bathroom and washer/dryer room as it was before the pyrite excavation.
We are thinking of renovating the whole house as well so possibility of future contracts as well for floors, bathrooms, kitchen.

We are converting our duplex into a house and looking for a construction company to build the staircase which will connect the two floors. Some wall demolition and then custom fit stair with storage built in. Also finishing (baseboards etc) of the rooms downstairs which will be affected by the demolition.
Attached the architect plans which are currently being reviewed by a structural engineer.
Work planned for NEXT SUMMER, but we can sign and deposit this year with a reliable contractor.
I need a new set of stairs to go to the second floor. There are two balconies that require a new step as well as a piece connecting the two properties. The ironwork has to be changed and brought up to code. The railings are too low. There is a section of bricks to be repaired on the third floor as well as between the balcony and window on the second floor.
I would like the stairs and balcony done in fiberglass.

I need the steel stairs relocated 90degrees from where they currently stand. Need to open flooring, make a door opening in blocks wall, relocate stairs, and close old opening. Need a welder to modify stair railing and guard. Also need to replace supporting wall with 21ft LVL beam. All as per engineer-sealed drawing already available. Job could start immediately if we agree on all terms, 5-9k budget, LVL beam and supporting posts already ordered.
-Structure: 100 year old duplex in Montreal (Point St. Charles). Looking to have the structural support verified, add two metal vertical supports to replace and or reinforce older wooden support beam in the basement. Support beam needs to be verified from main floor to second floor seeing as though the second floor kitchen sloaps.

Hi, I am about to purchase a property in the sud ouest region of Montreal. In the basement, there are approx 12-15 center support posts, made out of cement, approximately 12'x12 inches, that are starting to deteriorate from mother nature, etc. Some of the posts are reduced to half at about 6'x6' at the center. The inspector suggested that this work be done immediately. I would imagine that about 5-10 jack posts will need to be put in.
To add to this, the access to the space is via a commercial space, where we could only access overnight (unless I ask them to close business for a day).
If you can please give me a rough estimate of the effort required for this kind of job, along with your rate, etc, that would be appreciated.

In December 2013 I will need a level wooden foundation capable of supporting a temporary ice rink and skaters for three and 1/2 months until March 15 2014. The platform will need to provide a level surface of just over 20x40m (800m2) as this is the size of the ice rink. Ideally the foundation would be dismantle-able, and include the edge for the icerink to contain the water, and a small extension 1/2m above the surface around the perimeter providing a bench-like structure. this would allow the skaters to sit, and dissuade falling off the ice surface.

Home is an old Triplex in which the elderly owner lives, mitoyen walls to other Triplexes.
Exterior walls are stone, exterior is brick.
Entrance and staircases are on the exterior.
There is a parking area in the back suitable for one container for debris etc., or to park one van, truck.
Drawings and measurements to be prepared by a professional and provided.
Total project has 2 stages.
Main stage and most important is:
Fully demolish the interior of the triplex. 2 levels already demolished, Top level left. Owner will move over the garage during the reno.
Each floor is about 700 sq ft. Some additions have been built and connected to original house but are not finished on the inside.
Removal of stones and debris. Acquisition of necessary permits.
Rebuild interiors as 3 self contained and independent units. Upper and middle unit will have 2 bed, living, kitchen, 1 bathroom each. Bottom unit to have 1 bed, living, kitchen, 1 bathroom. Water tanks etc to be housed in separate room in the basement.
Low to mid end finishes for ceramics, flooring, lighting etc.
Stage 2 is the exterior.
The completion of this phase and whether the same contractor is used will depend on how well Phase 1 goes. Most especially if it is on time and on budget.
Some brick tuck pointing in the front, rebuilding the corniche, changing all windows, doors in the front. Fixing the exterior iron staircase and replacing all balconies.
As a final note:
It is very important to understand that the owner is a widowed older woman and has been living in this house for 20 years.
During 15 of these years the home has been in half demolished, cold and miserable state. She is very discouraged to say the least, and has finally agreed to assign the work to an outside company. It is very important that this person finally have her home fixed up and comfortable for her to continue to live in, and finally be able to rent out the other 2 units. There has been no rent coming in for 15 years.
Cost is an issue, since this will be borrowed money, and banks will require a detailed project quote before advancing it.
Time is also an issue and this project, the interior in particular must be completed within a reasonable span of time, ie 2 or 3 months so the person may return to live in their home.
At least 5 references will be mandatory and will ALL be verified thoroughly.
The winning bid will be based on a combination of the Cost, ability to do the project in 3 months or less, and excellent references.
Contractor needs to have a resonable sized crew to get this done quickly. Trades must be punctual, and positive about the work. This is NOT a two man operation.
