I am in the process of planning an extension on garage 3.5 metres x 6 metres apex roof. Is there a rule for estimating building costs? For example $/square metre formula (one bedroom + bathroom).
I just want to have an idea of roughly where the prospective builders should be giving their quotes.

We are a private lender that has recently taken ownership of 5 condos, of which 4 have not been completed. The rough-ins are done (plumbing, insulation, wall framing) but much has to be done. We need a general contractor to finish the work so we can sell the units. We would like to be able to offer occupancy for Sept 1, 2018. Hello, we are looking for a general contractor that will be able to do a number of renovations simultaneously on our first home and ideally, between May and August 2014. This 2-story cottage (with partially finished basement) was built in 1964.
We are thinking about:
- renovating the kitchen and making it more contemporary/streamlined (change cabinets, countertop, back splash): 8' x 11'
- redoing the kitchen and dining room floor with ceramic tiles: kitchen is 8' x 11' and dining room is 11' x 11'
- finishing the basement (making it an open space): 19' x 16.5'.
- removing the oil heating and changing our heating to electric: oil tank was installed in 1996 and oil furnace in 1994. Current electrical system is set up at 100 amperes, so we would need to also update this to 200 amperes.
- changing the water heater (installed in 2003)
- re-painting the interiors
- change all doors (1 front door & 1 sliding patio door at back) and windows (big window 1st floor living room, 1 window above sink in kitchen, 4 windows on 2nd floor, 2 small window in basement).
And lastly, (less importantly) we might consider updating 2 full bathrooms (one on the second floor 5' x 7.5', the other, in the basement 5' x 7.25' ) depending on whether our budget will allow it.
Budget is an important concern for us. Please send us an estimation for each part of our project. Also, let us know if you are familiar with the financial aid program from Ville de Montreal called "Renovation a la carte". (There is a process to follow for us to receive financial aid and we would like a contractor who will be able to stick as closely as possible to the elaborated plan).

I am purchasing my mother's older home built in RDP in 1986. Everything in the home is original and must be put into code and up to date. I have had it inspected and there are certain issues to take of before cosmetic changes can be done. For instance moving the electrical panel in cold room, some cracks in foundation to be filled up, masonry work to fill up some cracks, change insulation in the attic and change all the windows, outside door and garage door.
