The building was built in the 1920s, but the interior was completely gutted and redone in 2007.

I live in a rowhouse built in 1928, the walls are all cement. I have multiple projects that need attention.
1. The flashing arount the house needs cleaning and painting also the small roof over the front door needs new tiles.
2. The chimney needs to be re-pointed.
3. A built in air conditioning unit needs to be removed and the hole in the wall needs to be repaired and rebricked. This will cause there to be a 2X2 foot hole.
4. I would like to build a huge walk in closet in one room. This is the same room as the air conditioner above. Room will need to be painted as there was a leak in the roof.
room is about 14X14 and closet will be alone ! and 1/2 walls. Closet will be for shoes and bags and must be made of the best materials.
5. I would like to build a shelving unit under the stairs. It is about 5ft long and 4ft at the highest point. This will be an open bookcase and be very deep.
6. I would like to fix the floor in the laundry room. Room is about 12x 8 ft plus a closet of 4x6. Floor is cement and has water damage from previous owner.
7. Front door needs to be removed sanded and painted. Also the door frame needs repair. Not sure how old it is but needs work. Also would like the address numbers fixed and the outdoor lighting changed.
8. Paint the kitchen. Very small job. Fix the cracks in the paint.
I would like an estimate. However if someone would like to visit to see how much work needs to be done. I am very open to that.

I am very flexable. If the person can only start later I am open to that.
House 1954, new purchase therefore looking to do several updates and repairs immediately prior to moving in, and over the summer/fall. If we find a contractor we trust we will be looking to do other work in near and long term future as well. Our ideal would be to find 1-2 companies that can do several things on the list below so we would only be dealing with 1-2 companies for all the jobs instead of professionals for each job.

Priorities for summer 2009 include:
French drain. (July if possible). Install drain on 54m perimeter detached bungalow) with waterproofing of basement walls (1/3 finished basement, 2/3 unfinished concrete, concrete walls show evidence of efflourescence and some crumbling in parts), and install sump pump. Looking for 10-20 year guarantee for water infiltration as per some previous phone estimates. Obstacles around house include solid concrete front porch (about 3 metres long), wooden porch (about 1.5 m but accessible underneath), driveway, plus one 12m long wall that has only 1m of space between wall and bushes/chain link fence.
Gutters: (July) Install gutters/downspouts (and leaf screen) around 54m perimeter of house.
Arbourist (Summer/ Early Fall): Cut down one large silver maple (approx 2-3 stories high) if we get a permit - tree is too close (about 1.5m) from house. Also trim horse chestnut (Hydro will cut some branches around utility lines but we need more trimming). Also trimming of a neighbour's tree that is right over our roof.
Plumbing (Early July): install copper piping throughout (about 1/3 is already copper). Also, install water heater.
Electricity (Early July): Update from 100 to 200amp, remove or condemn 2 ungrounded plugs (one outside. one in kitchen), add 5 to 8 grounded plugs throughout house, repair mast of electricity entrance on roof (old wooden post is rotting), add GFI on circuit breaker. (I am not very electrical-savy, please ask if you have more questions).
Masonry (July-August): Repair of a concrete foundation column in basement. Some repointing on outer bricks (area approx 2 m square), also on cement sill of certain windows. Some repairs on basement concrete walls needed (if not done by French Drain expert), and repatching of cement furnace vent entry.
Painting (July or August): Repainting all rooms (don't have measurements here but it is a large bungalow). Also, possibly to paint over wood panelling in basement for one large rec room.
Minor repairs (July-August if possible):
Replace small 1 m square section of wood on kitchen floor (wood rotted beside door). Replace or repair indoor handrail.
Assistance to tear down wall of two bedrooms (a drywall was erected to split a room in two - we want to open it up to make one room again) and finish the edges.
Build/install 2 permanent wooden child gates for top of stairs
Projects for near future (depending on prices, we may do them this fall or next year):
(hopefully we will have found a good contractor from our other work that we could rehire):
- Build fence around backyard (we are looking for suggestions of the most appropriate type of fence to make a child-friendly backyard. Several small and a few larger trees to navigate).
- Install hardwood floor in upper family room (12x 33 ft)

-Extending or rebuilding wooden patio
-Possibly some minor landscaping (adding swale to land, etc)

Flood damage repair in lower duplex in NDG. There is asbestos in the plaster of the affected areas, so a licensed asbestos removal company will need to be involved in the first step of the project.

I am looking for someone to put up a dry wall, 160cm wide by 256 tall, to separate my living room from my office. I will also need the wall to be soundproof, as well as adding soundproofing on another wall. Finally, the new dry wall will need a window or other opening in it to let light through from the living room - I am not sure exactly what I am looking for, but am open to ideas.

Here is the "to do" list for a newly bought home. Would like to have the project started on or around December 1st. The home is a semidetached, built in 1951.
- new roof (not a flat roof) **to be changed in spring only** (home is semidetached, with a shingled extension roof, front door awning and small awning over a bay window as well)
- add insulation to the attic, as was deemed OK, but uneven by the inspection.
- insulate and finish walls and ceiling of a former cold room, install some electrical outlets, baseboard heater, it will be a workshop/tool room. (room size approx (13.1' x 12.8', all in bare concrete/cement)
- sand and re-varnish all wood flooring in the home and 1 staircase (12 steps) - all approx, 1100 sq ft.
- electrical panel is an older model, with breakers, is in excellent condition with space available to add other breakers, but the breakers are apparently "hard to find". I would like to replace the panel, with an up to date model.
- painting of 8 rooms (15 x 12.5, 12.5 x 10.3, 18 x 9.4, 12.1 x 7.8, 13.8 x 10.4, 10.5 x 9, 12.7 x 10.7, bathroom ceiling - 7 x 4.1)

At the back of the house we currently have a cement porch (approximately 8 "x 10") that we would like to turn into a veranda.
Basically, the work consists of:
- Enlarge the balcony from 96 "x 120" to 96 "x 216"
- Cover the balcony with a sloping roof (with a small “sky-light”)
- Added screens on 2 sides (note: we already have the mosquito net panels)
- Change the position of the stairs
We'd love the work to start in April... or as soon as the weather allows for this kind of work (I assume you have to dig for the poles).

We are on office space in the Plateau Montreal that consists of 3 rooms, 3 conference rooms, 3 washrooms and a connecting hallway. We have roughly 30 people in the office.We occupy the entirety of the second floor of a 3 floor building. We are tenants, but have full permission from the landlord to effect our requested renovations. We will likely want to handle the project in stages, to minimize the disruption to the office space. We are looking for a team that can offer good advice, as well as options to achieve our goals.
This is not an exhaustive list, but some of the work we are looking to have done:
- Lower the ceilings with a noise reduction solution in our conference rooms. This will require lowering the sprinkler heads in place.
- Add a wall and a door to an existing conference room in order to split it in two.
- Add a wall to a large workspace so that we can separate the kitchen area from the work area, and add a new door to the kitchen area.
- Add three small offices to existing workspaces.
- Replace two toilets
- Other assorted items.
We are looking to bring people in to examine our needs, offer suggestions, and then provide quotes and potential timelines.
My actual duplex (1400 sf floor space) has a full 8-feet height basement with a lateral access door.
Now I would like to open a front door for the basement (it needs some excavation, beton cut, door installation ...)

I would like to open the living space in my home by eliminating a vertical support wall (2') and reducing (or eliminating) the existing horizontal Load-Bearing Beams.
I believe it requires a 25' Load-Bearing Beam (Wood or Steel), See pictures attached and feel free to ask questions.
1 - Change exterior bathroom vent grille type on second floor, from always open to flaps that flaps open when in use
2 - Tighten or replace wood / flashing on house above first floor window. It's starting to lift away from the wall.
3 - Replace missing flashing on front door over hand, lost in wind storm last year
