Hi there,
I'm looking for someone experienced who can help me renovate two bathrooms in my house. I already have most of the fixtures trim and tile that would be required.
Demolition will be required upstairs, but most of the work has been done in the basement.
The one in the basement will likely be a little trickier, as there is a pipe near the ceiling that will need to be re-routed in order to install the shower I've ordered.
I need someone with a healthy OCD to take care of the floor tile in both of these rooms; I'm doing smaller tile, and I want to make sure it looks amazing.
I'm actually renovating my entire upper floor: Reflooring, minor electrical, and full kitchen reno. The bathrooms are just the first step, so when I see quality that I like, I might offer invitations for subsequent jobs.
Scope of Work: 1. Install handrail on the basement entry stair. 2. Furnace room: Provide 12.7 mm gypsum board or equivalent on both side of walls and ceiling. 3. Revent the dryer with an approved class 1 ducting. 4. Add 2 smoke detectors and interconnect with all smoke alarms. 5.Provide cold air return near floor 6.Replace existing two bed room windows with egress type size 15". 7. Provide a self latch for furnace room door. 8. Change kitchen counter top 9. Replace carpet with hard wood floor in2 bed rooms, living room and common area.10. Paint walls and ceiling 11. minor repair to closet doors. 12. add separate water heater for the basement
Furnace Room area: 11ft x 8 ft Bed room: 1. 9.5 x9.5 ft 2. 11.5 x 9.5 ft. LR : 13.9 ftx 13.25 ft Common area aprox : 200 SF
Kitchen: 12 ft x 9.5 ft
Bathroom is approximately 9' 6" x 5'. Handicapped fixtures already installed include walk in tub, handicapped toilet. Need sink, vanity, medicine cabinets x 2, installed have already purchased. Two thirds of the bathroom needs to be completed with tiling on remaining wall space. Baseboards need to be installed, some recaulking of existing fixtures. Exhaust fan installed, existing light bar fixture removed and new one installed. Wall railings (re)installed after tiling finished and perhaps extended. Ideally would have door widened from 27" to 36" to allow for walker/wheelchair entry. The house is in established neighbourhood, Allendale. It was built in 1954. Walk in tub installed in 2005, handicapped toilet in 2010. Tiled floor and 1/3 of wall tiles completed in 2006. I think we're dealing with plaster on at least portions of some walls. Previous owner upgraded bathroom in 1984.
